Inside plans to 'turbocharge' New Orleans' riverfront

https://www.nola.com/news/business/a...50086841c.html

The biggest transformation of New Orleans’ historic riverfront in more than 30 years is underway — with plans to build new parks, hotels, housing and businesses in various stages of development.

Public entities are driving many of the changes planned along the nearly five-mile stretch of riverfront from Poland Avenue to Jackson Avenue, although several major projects have languished or suffered lengthy delays under Mayor LaToya Cantrell.

Sprinkled among the taxpayer-financed plans are a handful of major private developments that are in some cases subsidized by taxpayers.

If everything is completed, the riverfront will include new Four Seasons and Omni hotels, a new ferry terminal, an upgraded Spanish Plaza, a major retail and commercial development just upriver of the Ernest N. Morial Convention Center, a refurbished Convention Center and a refashioned Convention Center Boulevard, a new park on existing wharves in the French Quarter, and several hundred apartments at the old Navy base on Poland Avenue.

This will be awesome when completed.

Plan to transform former Winn-Dixie site in Treme into apartments gets boost

Saw pile driver on site for this today

The Housing Authority of New Orleans' ongoing effort to replace the affordable housing units lost when the Iberville public housing project was torn down has received a boost in the form of a tax break.

McCormack Baron Salazar, the St. Louis-based development firm that has partnered with the authority to turn the site of an old Winn-Dixie grocery in Treme into new apartments, snagged a 25-year "payment in lieu of tax" deal last week for that $23 million project.

The Industrial Development Board, which works to incentivize private development in the city, unanimously backed a PILOT for the St. Louis Street site, which most recently was used as a set for the HBO series "Treme."

This thread is consistently one of the busiest here of SSP, which is awesome.

Is New Orleans (city and metro) still growing as much as I was in population a few years ago? I hope the metro can keep it up, attract more people and build more wealth. It's a gem of a city that has made it through hards times. I hope it keeps reaching upward.

Is there any actual news in that riverfront map, or did they just lump a bunch of old info into a new graphic?

The only thing I didn’t know about was Jaeger putting apartments in the old Navy base? I thought that was supposed to stay Federal property and become some kind of FEMA warehouse. That always seemed like a half-baked idea since the site is not on trucking routes and there’s no way out if the city ever floods again.

Like every city it has its ups and downs but id say since katrina its headed in the right direction. Finding the balance between being as unique as it is while also embracing the future. Not always an easy task but one worth pursuing nonetheless.

I think the map and story was meant more as an update on the status of everything which I appreciate. There some disaster resilience center already over there. Those buildings are enormous and could hold alot of different things in them.

Durwood Dunn Construction recently began the first phase to stabilize the dock at the Piety Street Wharf. Work will take approximately 60 days to complete; the next phase includes examining and making repairs to the underside of the dock. @mayorcantrell #CityOfYes #nolaprogress

DESCRIPTION: New construction of a 16 story, commercial building on a vacant lot.

District: Warehouse District

Owner: NOLA Lodging Group

Rating: Unrated

Applicant: Campo Architects

HDLC Guidelines:

Section 12, Pages 1-11 of the Guidelines for New Construction, Additions and Demolition, state that when reviewing New Construction, the HDLC requires:

The preservation of the cohesive ambiance of the local Historic District through compatible, sympathetic construction.
Compatible siting, proportion, scale, form, materials, fenestration, roof configuration, details and finishes.
Maintaining the appropriate historic contextual setting within the surrounding neighborhood.
Use of materials and techniques that are compatible with the surrounding neighborhood.
Staff and ARC Recommendation:

2/18/20: The ARC voted for conceptual approval with details to be worked out at the staff level. The ARC recommended continuing to study the glass facade; the spandrel glass should be less opaque and the addition of operable fenestration would help activate the upper floors.

Anyone has any hints on what the three development teams will be submitting tomorrow for the convention center development?

My dream on what I’m hoping for is maybe a new streetcar line or some real mix use spaces with office , apartment/condo and hotel space in a mix of mid (4-11) to high rise (12 - 40) structures made up of modern designs (lots of Glass with a little brick mix), with some anchor entertainment venue/structure like MLS stadium, MLB stadium or something like L.A. Live but video game focused to take advantage of all the video game software companies opening up shop in the city.
