Controversial 'Two Saints' complex gains approval after affordable housing concession

The New Orleans City Council on Thursday approved a controversial $44 million "co-living" and entertainment complex in the Warehouse District after the developer, Marcel Wisznia, agreed to dozens of new provisions, including setting aside about 10% of the units for low-income renters.

The "Two Saints" project, to be located at the corner of St. Joseph Street and St. Charles Avenue, envisions a novel "co-living" residential area, where renters would have private bedrooms but share common areas, like kitchens and living rooms.

The project, which was first proposed more than three years ago, was designed to create accommodations in a fast-gentrifying area of the city that would be affordable for people on lower-middle incomes ranging from $38,000 up to about $60,000 a year.

Could City Hall move to Municipal Auditorium? Cantrell administration taking steps to

Mayor LaToya Cantrell is taking the first steps toward perhaps converting Municipal Auditorium into New Orleans’ next City Hall.

Several previous mayors have talked about moving city government out of the building on Perdido Street that it has occupied since the late 1950s. The possibility of a move was given new support last fall, when a study commissioned by the Cantrell administration found the current building was in serious disrepair and not well configured for the current and future needs of the city’s government.

And with $41 million in FEMA funds on the table for renovating Municipal Auditorium, administration officials are homing in on it as their future home.

I like the idea of moving some parts of city hall there and the parts that dont need to be there can be moved somewhere else like safety and permits. And Civil Court absolutely needs to build their own home and I also like the idea of moving SWBNO out of warehouse district... those are prime properties that should be sold and move these offices to places that are cheaper and better serve the public for ease of accessibility

I see the temptation just to get it back in commerce, but I disagree. I think a city office there would kill the park (just look at Duncan). In my mind a better scenario is restoring the building as a rentable auditorium, and letting hotels develop those giant parking lots in front of it and investing and running the whole property.

Duncan Plaza isnt dead because of City Hall. Im not sure where this comes from ,Duncan Plaza is dead because of poor design. ALso the lack of residents or community around it. These are things that will be fixed long term with new housing and hotels etc.

How in the world does adding more people in the area of Armstrong Park kill the park? Sorry just dont buy that argument. The main thing is we get 60 million dollars at Municipal Auditorium... thats just too hard to pass up!

In addition the city has plenty of event spaces as is and will have at least two more the convention center entertainment venue and state palace. All better venues
1!

As someone who works on OCH and a property owner in the central city area, i could not be happier with how this looks. Going to be great for the area and there are still large parcels of the old Browns dairy available for more of this.

Good to see two saints getting approval and i think the bowling entertainment complex will be a good amenity for residents and tourists in the warehouse district.

I just don't think there has been much effort put into finding uses for the auditorium. I think there are still a lot of possibilities involving performances, festivals, cultural exhibits, etc. I'd rather they take the money to restore it to its original state rather than putting more money into making it something that won't work well and ruining the original design.

Firstly, it's simply not large enough to house most city functions. Secondly, there's not enough parking and the area gets congested during events. The city already has to lease a bunch of extra space in office buildings around the CBD. All this would do is further split up city agencies and put certain functions much farther from the people who need to do business with the city.

Now if they did renovate it as an auditorium, I'm sure the space could be used temporarily while parts of city hall are renovated. But it just doesn't make sense to spend tens of millions on a building that won't solve the city's space needs and is inherently unsuited for office purposes, when we still have plenty of office space available. I'd rather see them do something with the old VA hospital or a big project around OPP and the criminal/traffic courts, where there is plenty of property and buildings more suitable for office conversions.
