See post #166. I suspect that may have been when this one fell off the rails. Things looked relatively promising up until then.

Honestly, with the Brackenridge site looking doubtful, I would think there would be less momentum for development in that area. I think some people/developers will be taking a wait and see approach until more is revealed about what will happen at Brack.

Not dead yet. The developer has filed for a one year extension on the approved site plan.

Wooooow. I really did think this one was destined for the scrap heap.

It's still a great long term play. There's no reason that area won't be able to sustain a standalone luxury or semi luxury hotel. The new Waterloo Park alone is going to warrant it.

This project first popped up around 2010 as shorter office tower IIRC. So it's a long time in the making. But it turned into something pretty nice, and I hope they can get it built.

I must've forgotten that was the reason WeWork was on pause. If so, the tunnel's crappiness really is starting to have (pretty major) real world effects, all up and down the corridor.

I feel bad for the original guy who lost funding, just because, holy crap, he lost it because of a creek across the street. Big downer.

Second to last sentence - does that mean Hotel Mirabeau has been scrapped and a new proposal is in development?

It's still a hotel. But yeah, the brand and/or name will definitely change - especially since Capella was sold.

"Austin-based Hesperus Group LLC is taking over the project and plans to develop a luxury hotel at 1201 Red River St., Nalle said. The company is led by Fausto Barba, who formerly served as vice president of finance and development at Capella Hotel Group. When the Empyrean project was announced in 2017, Capella was in line to be the operator of the hotel.



"They (Hesperus) are working under a contract for a (99-year) ground lease," Nalle said. "We have the ground lease in executable form."

Nalle, who has owned the property since 2003, said it's the perfect site for a hotel because of its location near Waterloo Park and Dell Medical School and its protected views of the Texas State Capitol. He said he is thrilled that it will now be developed.

Barba couldn't immediately be reached for comment on the plans for the new hotel.

Empyrean Development, founded by developers Brett Norwich and Craig Bull, announced in March 2017 plans to develop the 33-story
Hotel Mirabeau.

The New York Times reported in 2016 that President Donald Trump’s name could be attached to a hotel at the Brick Oven site but that deal fell through. The team was seeking $40 million in funding from investors, according to the Times.

Nalle told the Austin American-Statesman at the time that an entity entered into a ground lease on the property to build an upscale hotel. He said he didn’t know the ownership behind the entity leasing his land.

Empyrean Development appears to have dropped out because of delays associated with the completion of the Waller Creek Tunnel, which removes more than 28 acres south of Waterloo Park out of the 100-year floodplain.

“At the time this site plan was approved, the Waller Creek Tunnel project encountered many delays and complications, which extended the original estimated completion date from July 2017 to Aug. 21, 2018, a delay of 13.75 months from when our site development permit was issued,” Jim Wittliff, a land development consultant with Land Answers Inc., wrote in a letter included in the site plan extension request.

The letter goes on to state that city staff prohibited construction on the hotel from starting until the Waller Creek Tunnel project was completed.

“Due to delays in the tunnel’s completion, the original developer was unable to secure the required financing for the project, based on the uncertainty associated with the construction start date,” Wittliff wrote. “Unfortunately, this forced the original developer to withdraw from the project."

The letter continued: “The property owner now has a contract with a new developer and wants to give him adequate time to complete the architectural finish-out plans and begin construction of the project."

The one year extension to the site plan was granted today. I added the height back to the thread title because the tower is not changing. It's only the developer and hotel operator (and probably the name) that changed.

Unrelated unverified rumor: an unnamed party is doing a feasibility study in and around the Rainey area for a Ritz Carlton.

I hope the "higher-end" Hilton is a Waldorf. They are superb.

The Ritz, on the other hand, is still a very fine hotel chain. And, they have been snooping around Austin since the late '80s.

I like them, but, they are not currently ranked as one of the best chains in the world. I'll definately take a Ritz, however, if we were to get a new luxury brand, I would prefer to see a COMO, Rosewood, Shangri-La, SLS/or another Luxury Collection branded hotel, Six Senses (a mostly resort company which is now developing urban hotels), Aman (same as Six Senses), One&Only (one of their "Urban Resorts"), Mandarin Oriental, Raffles, St. Regis, or a Peninsula enter the Austin market. Having said that, we may still not be "global" enough for most of the aforementioned.

One luxury brand, Auberge (#13 on T&L's 2019 list of Top Hotel/Resort Brands), is opening in Austin - the new Commodore Perry Estate. This is a huge get for Austin!
