Kerbey Lane in the TMI building recently opened.

New park is partially open.

Austin Energy's a done deal west of TMI.

And additionally, three new six-story office buildings signed.

"Three buildings that would bring more than 750,000 square feet of new office and retail space to Mueller, where Catellus Development Corp. continues to build out a mixed-use project on the 700-acre site of Austin’s former airport.

Catellus officials said the firm has signed a agreement with Shorenstein Properties LLC to develop up to three buildings at Mueller, which is located north of downtown and east of Interstate 35. Shorenstein, with offices in San Francisco and New York, is a private real estate firm that owns and operates office, residential and mixed-use properties across the United States.

All three buildings are planned to be office buildings, with ground-floor retail space in at least the first building.

Catellus will be the development manager for the first building, which will be on Aldrich Street between Robert Browning Street and Simond Avenue. The six-story building will have 215,000 square feet of office space, plus 20,000 square feet of retail space that Catellus will own. An adjacent garage will have space for about 985 vehicles.

The Austin office of Page Southerland Page Architects is designing the building and garage. The project is expected to be completed in late 2020."

Here is a site plan for these new buildings (yellow) that shows their locations. It was emailed by the leasing brokers last week.

Mueller charges some extremely high downtown-level rents for a place that is more like a mini Domain.

I don't really understand their justification for those price points, but alas... something is only worth what someone else is willing to pay for it. The demand must be there.

Just a guess, but probably because its pretty close to downtown.

Agreed, but it's still not *in* downtown. Meaning you still have to drive in (Mueller folks aren't taking the bus, lets be honest) and deal with 35, parking, etc, etc..

Probably not a bus, but it’s a cheap uber/lyft ride from there. (Have a friend with a town home in there)

Mueller is hit or miss for me. I would have preferred residential/office space with phase one, adjacent to northbound 35/in the old flight path to Mueller. What will ultimately savie and make Mueller (encourage more density in razing phase one retail in favor of a grid with density (and clear away those parking lots) is a rail line to get people to campus/downtown via MLK Red Line stop or a separate line from Mueller (as proposed previously)

The grass median of Berkman is going to house bus only lanes for one of the proposed BRT light lines that would run from DT to UT, down Dean Keaton/Manor and through Muller via Berkman.
