New Pearl Hotel.... addition of 6 story building to existing building
http://www.sanantonio.gov/historic/D...earl_Hotel.pdf

and that old bridge/conveyor that used to hang in front of brewhouse will now connect the back of (new) hotel to Myrtle st. across the river, which could mean that (once this happens) that development on the other side might not be too far off.
http://www.sanantonio.gov/historic/D...kwy_Bridge.pdf

Also, Hixon properties 250 unit development behind 1221 is on agenda. 4-5 stories.

man, 550+ units stuffed in that corner...... awesome.

I saw that. It looks really awesome. I really like the design. Its exciting to see another project in the area.

Many more to come for sure.

BTW I really like the pedestrian bridge for the pearl. I have to wander if that will come into play when all those empty lots start being developed. I am sure it will.

I got some updated pics that I'll upload and post later.
Some other news in the area, TacoLand space is getting gutted and cleaned up. Not quite sure what the final plan was for that space.....
Also, this was in the BizJournal
http://www.bizjournals.com/sanantoni...lated-for.html
not quite sure of the details, but I'll keep looking around until something pops up.
My assumption is that this will be in that space at the corner of Newell/Quincy (as that is the only place Quincy is "on the River".

I had read that article. I am curious to see what the design of buildings will be. All in all another great project for the area.

Not sure if this should go here or in the River North thread, but this is practically across the street from the Can Plant Apartments.

It's nice to see some diversity developing in the new projects. This and the Casa Blanca over on North Alamo will add some variety to the housing options and streetscape.

With a price range of $220,000 to $375,000 I wonder how well the market will absorb them

Single-family townhomes being built near Pearl
By Valentino Lucio

...plans are under way for the East Quincy Townhomes, a 25-unit project just south of the Pearl campus...

Construction is set to begin early next year with completion expected around fall 2013. Although the deal for the property has yet to be signed, there have already been five reservations for units, Pakuszewski added.

^^^ I love those! That article is totally right though. People here will be more inclined to live downtown when they own their land.

Going by yesterday's HDRC agenda, it looks like vegetarian restaurant Green is either moving to Pearl or opening a third location.

RECOMMENDATION:
Staff finds that the applicant has worked closely with the Pearl to select durable and attractive materials. Staff finds that the proposed shading materials will create a pleasant dining patio and contribute to the pedestrian experience. Staff further finds that the proposed wood screen and existing planters will serve as a buffer between the dining patio and the adjacent vehicular drive. Staff also finds the request color of yellow to be of a fluorescent nature, which is not recommended within the RIO-2 district.
Staff recommends approval with the stipulation that neutral and earth tone colors for the canopy be implemented.
ugh...... boring.......

Totally agree. I think that area needs MORE color, like the bright stuff they have hanging out by the CIA Cafe. And isn't the Mosaic, right across the highway, going to be a bright yellow?

I wonder how much say so the newly formed CityDesignStudio will have on issues like this one. The HDRC blows.

Pearl developer makes big land purchase on Broadway

The Broadway corridor and The Pearl are seen in this Oct. 25, 2012 aerial photo.

Quote:
Already a sprawling campus, the Pearl Brewery continues to extend its reach just north of downtown.

The latest transaction involves a 3.2-acre site along Broadway, between Pearl Parkway and East Grayson Street. San Antonio Retail Merchants Association sold the property to Broadway SA Investors GP LLC, an entity associated with Silver Ventures, the developer of the mixed-use Pearl.

At least two entities affiliated with Silver Ventures — Broadway SA Investors GP LLC and Rio Perla Properties LP — own more than 40 properties in and around the 30-acre Pearl campus. The total combined assessed value of those properties is about $43.7 million.

A couple of years ago, the development firm purchased several lots west of the San Antonio River. A timeline hasn't been disclosed but the firm plans to build as many as 800 apartments there, bringing the Pearl's total residential footprint to about 1,200 units.

Currently, there are more than 300 residential units scattered throughout the Pearl and another 102 units are under construction at the Cellars project, an upscale apartment community that's expected to open in 2015.

Construction also started on the 146-room Hotel Pearl, which will be located in the historic brewhouse. It's expected to open late next year.

I think you're right, that the area needs more color, but not of the crayon kind. It needs more life! My experience is that everything at Pearl is so very planned. A little chaos would do Pearl some good!

Very cool, so much is changing in Pearl/Midtown! Can't wait to see the difference between 2014 and 2016. By then the Cellars will be done and maybe work will have started on the property they own across the river and on Broadway.

Newest addition at Pearl

I didn't see this posted anywhere else in the forum...

Anyway, read this article on mySA.com. Sounds like a great addition!

Quick shots of the progress on Hotel Emma and the Cellars.

Foot bridge is now up.

They've done a good job of making it feel like it's always been there.

Excavation for the new parking and foundation on is progressing.
