SAN ANTONIO │ The Pearl | News and Development

  • Size: 22-acres; 1.2 million square feet
  • Location: North of downtown
  • Details: Redevelopment of old Pearl Brewery to include a mix of residential, retail, office and work.

Quote:
The vision is to transform the Pearl Brewery into a vibrant village on the San
Antonio River. A gathering place where urban living, education, great food, culture, art and commerce converge in a congenial environment of respectfully renovated buildings linked by gardens, plazas, pathways, open spaces, and tree shaded streets.

Pearl Brewery is dynamic – an evolving and emerging environment, committed to stewardship and learning.
  • Currently the new Pearl is home to the Culinary Institute of America (CIA), Aveda Institute, two restaurants and some residential units are now for sale.

Much more is planned for the Pearl.

Environmental group moving to Pearl site

It already uses wind power and water collecting, supports a restaurant with locally grown food and soon will install the state's largest solar project. Now, to continue with its theme of environmental sustainability, the Pearl Brewery has added the Nature Conservancy as its most recent tenant.

The international group whose goal is to save land in its natural state signed a lease for 10,000 square feet of space at the Full Goods Building, a 67,000-square-foot "L-shaped" building under construction.

"They're great leaders for the environment," said Daryl Byrd, director of development with Silver Ventures, which is redeveloping Pearl Brewery.

The Nature Conservancy's Texas headquarters is already in San Antonio, at the Travis Park Plaza office building on Navarro Street. The group will move its office and have about 45 staff members at the new location.

"We're thrilled to be out there," said Linda Webb, director of finance and operations with the Nature Conservancy. "From what we can tell, it's going to be a very vibrant community that brings things together. And what's particularly exciting to us is all the Earth-friendly renovations they're doing."

Old vats that once held beer-making ingredients are being turned in to 7,500-gallon cisterns. The Full Goods Building will have three of those tanks.

The Full Goods Building also will have the largest solar project in the state, a $1.35 million effort that can generate up to 200 kilowatts at one time, which translates to a possible 260,076 kilowatt-hours per year — enough for one-fourth of the building's energy.

"It's all kind of fitting with the messages we're trying to promote, and the compounding effect you can have on the environment," Webb said.

The Nature Conservancy says it has helped protect more than 750,000 acres across Texas.

The brewery is already home to the Aveda Institute beauty school and the Center for Foods of the Americas culinary school. It also has Texas Farm to Table, a sandwich shop that uses ingredients mostly from in-state producers, and Synergy Studio, a yoga, Pilates and dance studio.

The first three apartments at Pearl Brewery, in the Can Recycling Building, also have been completed recently.

Despite all the new environmental measures, Silver Ventures hopes to keep in touch with the past with its reuse of relics such as beer vats, gas pumps, horse stables and train cars, which can be found around the brewery grounds.

"It's about today, but we want people to recognize its history," Byrd said.

What are the 2 restaurants? I went to a deli by the Aveda called Farm to Table? or something like that. I'm guessing they're still there.

Looks good. I like the density and the landscaping so far seems right. I think this could have the potential to be a great place. And I absolutely love the old Pearl Brewery building.

Well, as annoying as Paul was bumping all those threads for no reason, he did bump a thread that reminded me to post this.

Things Are Taking Shape At Pearl Brewery

http://www.ksat.com/video/17204765/
Basically, two new tenants for the Pearl. One of the tenants, Il Sogno, a five star Italian restaurant by Chef Andrew Weissman, owner of Le Reve downtown. The second, a sporting goods store called Run Wild.

As for residential in the Pearl, plans call for between 700 and 1,000 units. You add to that, the 1800 development and the planned residential mid-rise next to Sam's Burger joint and you have the makings for a very cool area just north of downtown.

Le Reve owner plans to open new Italian restaurant in Pearl Brewery

San Antonio Business Journal

Pearl Brewery will gain a new Italian restaurant early next year. Chef Andrew Weissman, the owner of the upscale Le Reve restaurant, is unveiling a new concept called Il Songo at the former brewing facility.

The owner of the Pearl Brewery project, Silver Ventures, is in the process of transforming the complex into an urban culinary and cultural destination.

The restaurant will be developed in the Full Goods Building at the 22-acre site. The Full Goods Building is a former warehouse that will feature office, retail and residential space.

“Andrew has a passion for the freshest, most wholesome food, prepared and served by the most professional and knowledgeable staff, in a setting that encourages conversation and engagement,” says Ken Halliday, chief operating officer of Silver Ventures, the owner of Pearl Brewery. “The plan he has created for both food and the social atmosphere at Il Songo really brings to life important elements of the vision we have for the Pearl Brewery.”

In addition to owning Le Reve, Weissman is also a partner in the Sandbar Fish House & Market, Sip Coffee & Espresso Bar and Big’z Burger Joint. He says his vision for Il Songo, which is Italian for “The Dream,” is to offer five-star caliber cuisine and service in a casual setting. Weissman’s French restaurant Le Reve also means “The Dream.”

“We’ve worked very hard to find the best foods and techniques from Italy,” Weissman says. “We want our guests to feel transported, both by the menu and by the type of relaxed dining experience you’d find in a European cafe society.”

Il Songo will serve freshly rolled and cut pasta, an assortment of cheeses and desserts at the 3,000-square-foot restaurant. Il Songo will have a downstairs patio and a second-story open-air deck for private dining. In the future, Il Songo may offer Italian-style breakfast items on its menu.

I want to go that restaurant. NOW!

Is the building on the left as you enter the pearl from Broadway part of the development or is it by a different developer?

The Full Goods building is directly across from the Nightmare on Grayson building if you know where that is.

Speaking of Nightmare on Grayson. I'm hearing the owners want to sell the property because 1) they've had many offers to buy it (for the site) from developers 2) they want to build a newer bigger haunted house.

Hopefully something happens relatively soon (within a year) because the closing of the street[s] during October will be a big time pain once the developments around there are finished.

SKW:

The Nightmare on Grayson owners have been very difficult/unmotivated thus far with regards to a sale of the property.

I hope the city continues to push back against the street closure.

Chad.

I'm talking about the building Timbo's is in, on Pearl Parkway.

Also, does anybody know what exactly they're doing to the smokestack?
