Looking good!

Kinda wish those indentations in the concrete were more pronounced though, you can barely see them compared to the renders, but still awesome

Locke Street is a mess but this is looking better and better. Nice to see signs of occupancy too. This afternoon:

Very nice. I would prefer if the underside of the balconies were in black rather than white but other than that I really like this build.

To me this is the perfect scale for King William at James.

I can definitely see that. Maybe a little taller at the corner - 8-10 stories - but otherwise, yes.

Imo king and james should be the same height as the lister block and maybe taller as it moves away from the corner - otherwise that nice lister block patio is just gonna be in shadow half the time - since king william is all patio restaurants I really do think shadows and wind tunnel effects SHOULD be considered - but I could def. see something of that style going in that area.

Not just scale, but style too. Something with interesting lines like this... not faux-historical but complementary to Lister and the other older structures along James and King William (e.g., the way Templar Flats fits in with its neighbours so nicely)

Really like the look of it, and I can't wait for construction to be finished lol. I've been avoiding Locke for a while now

There is no way those get rented. I love Hamilton, but it is Hamilton. Employment is just not there to support rents that high. Nobody will pay that and commute to Toronto.

Wow.

The only way that's sane is if it's a 1BR open concept unit that's about 1,100 sq. feet. Looked on MLS and it's 692 sq. feet. Yea, ridiculous.

Yeah the whole point of MAKING more money is to KEEP more money - not to just skyrocket the prices so that you always have the same ratio of money to living expenses no matter how much more you're making... that's just greed. No amt of amenities justifies a 2500 dollar price tag for a 1 bedroom I'm sorry.

They will certainly get that.

Owners are renting their one-bedroom condos at the Connaught for more than 2500 month... and this is on Locke in a completely brand new building.

110% they will get that price. Some already have.

Tough for the average joe to afford those prices.

EDIT: this is branded as luxury so not for the avg joe. Hope we see more supply built up in the midmarket price point

That's insane, you can get 1 BRs for less in Toronto. People seem to think that you can ask for any amount of rent you want and you'll get it.

Yea, just labeling it "luxury" doesn't automatically make it worth the price.

I'm looking at MLS and I see a bunch of great 1BR rental units of similar size in downtown Toronto - near the harbor... priced between $1,900 and $2.400. The buildings are new and can easily be considered "luxury" as well. That's Toronto.. and is like a 5-10 minute away from everything - jobs, shopping, beach, restaurants, bars, Union Station and TTC.

I like the Locke Condos, I don't see how this can be priced higher than very similar units in Toronto - which has MUCH more to offer due to location/economy.

It's all about the location. No one is forced to live there or pay that rent. Hopefully they will see it first and then make up their mind. A few years ago I worked with a girl who lived on Blue Jays Way in Toronto in a 600 sq ft apartment. She paid $3500 a month for it! She commuted to Hamilton almost every day. We used to bug her all the time about it and tell her she could buy 2 or 3 houses in Hamilton for that. She said it was where she wanted to be in the middle of everything.

For someone paying $3500 or more, $2500 may seem like a bargain. My mortgage and taxes are no where near $2500 for a fairly large house.
