A condo tower will also be added to the Palazzo resort, in the front of the lot on the Las Vegas Strip and on the roof above the Barney's department store.

According to the County Agenda the tower will be a modern design with glass curtain-wall and balconies.

LAS VEGAS-Las Vegas Sands Corp. is jumping into the high-rise residential market on the Las Vegas Strip. The publicly held operator of the Venetian Resort and the Sands Expo and Convention Center here received approval today from Clark County to add a condominium tower to plans for its $1.8-billion Palazzo project adjacent to the Venetian.

Rising at the corner of Spring Mountain Road and Las Vegas Boulevard, the Palazzo includes a 3,000-room hotel tower, the 450,000-sf Shops at the Palazzo and an 1,800-seat theater. The addition to the project approved Wednesday is a 632-foot tower to be built atop an already approved building that is slated to house an 85,000-sf Barney’s retail store among other things.

Sands’ original application called for 849 units, but in a conference call last week, Las Vegas Sands EVP Brad Stone said the condominium tower would contain 370 “ultra-luxury” units. At the commission meeting Wednesday, Sands’ said it planned to develop a maximum of 400 units, a county planning source tells GlobeSt.com.

The County Commission’s approval, which is contingent upon a formal development agreement, granted Sands several code variances. Sands received breaks on requirements for parking and for the setback for the upper portions of the tower, according to the county planning source.

Las Vegas Sands is following in the footsteps of MGM Mirage and Donald Trump, both of which have found plenty of takers for their high-rise residential product overlooking the Strip. MGM Mirage has pre-sold all but a small fraction of the 2,900 residential units it is developing in three high-rise towers as part of its $7-billion City Center development adjacent to the MGM Grand, and Trump has sold out his 1,282-unit Trump International Hotel & Tower now under construction behind the New Frontier casino.

This is the corner where we suspect the Barney's department store and the newly approved condo tower will go. Probably cut a hole in that wall and connect to the Canal Shoppes at the Venetian.

According to Emporis, yes. Trump tower 1, (under construction now) will be 623 feet. Palazzo will be 643 feet. But, Trump tower 1 will top out first, so it will have the "highest" title for a few months. Trump tower 2 (not under construction yet) will be 646 feet. So, the title of highest in Vegas will change hands twice in 2007 and several times over the next few years, because other planned buildings like Echelon, Majestic, Fontainbleau, World Jewelry Center are all planned to be taller, but they haven't started construction yet. Allure also announced that their second tower is being redesigned to go taller, but we don't know how tall yet. Currently, Wynn is the tallest at 614 feet.

The rendering is not impressive, at all. But the real thing must be quite a huge building. I'd like to see that.

I'm not crazy about the design either. Tan colored skyscrapers in general are rather bland, the absence of windows at the ends of the wings will be just plain butt ugly, the top is boring, the vertical stripes are uninviting in my opinion, however, the oversized windows might help dampen its imposing appearance, but the large windows look awkward next to small windows.

Anyway, this is a construction thread in the construction section of the forum and this is a huge project of regional significance, so I figured it justified it's own thread.

The addition of the "modern" design condo tower will be added to this thread. They're drilling pilings now. Nobody's seen the design yet, but hopefully it will be a little more interesting.

This isn't a slam to these buildings or anything, but it seems like casinos aren't as tall as they actually are. They're almost as wide as they are tall. Even the ones that are 600 feet tall don't seem that tall, even when viewed from a distance. I was totally surprised when I saw the first photos of Las Vegas with Wynn's project. It didn't seem to be over 600 feet tall. They're just so wide that it throws your sense of scale off a bit.

Not really sure, but MGM is building CityCenter a block south from there and it will be more than twice as big as Palazzo, having 16- to 18-million square feet of floor space. But these figures include the entire complex, not just a single tower, although, the main tower at CityCenter might possibly have more floor space than the Palazzo tower, not counting all the ground floor facilities. It's hard to find the exact numbers.

But yeah, the world title of "building with the most floor space" is being challenged. I'm pretty sure that the entire Burj Dubai complex, including the mall and tower and everything combined, will be bigger than CityCenter, but the Burj Dubai tower by itself will have less floor space than Sears Tower (as far as we know).

World's most floor space in existing buildings: Aalsmeer Flower Auction has 3,248,031 sq ft., Sears Tower has 3,800,000 sq ft., Chicago Merchandise Mart has 4,200,000 sq ft., the Pentagon has 6,600,000 sq ft. (the Wikipedia page is confusing because some of their metric to feet conversions are incorrect.)

The WTC Twin Towers had almost 8 million sq ft together.

Wow!

I live in Reno, and while I like LIVING here better than Vegas, I am jealous of the amount of stuff that goes in.

For example, I like watches. Vegas has a magnificent assortment of very good watch shops (and not just catering to tourists, I am talking about the serious stuff) - in Reno, there is NOTHING, I have to drive to downtown San Francisco or elsewhere in the Bay Area. There is just so much cool stuff in Vegas, and it is all setup for the convenience of the people who use it (as in, the city accommodates the people, the people don't accommodate the city).

That building simply looks MASSIVE, it is tall, dense, and just a real monster. I like it!
