CBC is reporting on first look at new development at the old St. Boniface public market site on Marion.

On September 19, the Riel Community Committee approved plans for the building project that will house homes and businesses at 174 Provencher Boulevard.

Announced in January 2018 by the developer KAI Properties , the plan calls for the construction of 41 apartments on the main street of Saint-Boniface.

KAI Properties director Paul Allard says there is still work to be done, even though an extra step has just been taken.

That does not mean we'll start building the building tomorrow, he says. We still have to adopt a budget, hire a director of works, etc., it takes time.

Paul Allard explains that environmental tests are still in progress to ensure that the soil is not contaminated. The land chosen for the building previously hosted a service station.

Paul Allard estimates that the construction costs of the building will be $ 13 to $ 14 million. This amount has yet to be defined.

The 41-apartment project was adopted in February 2018 by the municipal council, and in June 2018 by the community committee Riel.

main floor 2 bed unit $499k, 2 story (2nd & 3rd floor) $569k

Nicer than I expected. Good stuff. Only hard part might be finding a buyer looking for such pricy condos... you can probably build a similar looking standalone place at a not much different price point.

agreed, theres a very nice 2000+ sq ft house a few blocks away for $500k (but it's also 1920'ish and not everyone wants to higher utility costs and maintenance).

these all come with 2 parking spots, tandem 1 in garage 1 behind garage

that's a weird video, surrounding area looks barren. currently a rooming house at that location and I heard some don't want it torn down.

I'd like the City to take a Main Street approach and enforce a minimum of 3 storeys on Provencher, with a preference for 4–6. There's a 7 storey apartment next door, no reason they shouldn't be able to go much higher than 1-2.

So the NIMBY's have apparently won the battle against the 7 storey condo by Sunstone at 825 Tache along the river. The owner confirmed the project has been cancelled.

yipeee a prime waterfront acreage overlooking downtown that use to be a City storage yard will continue to be a mud, abandoned lot.
