Very nice! Confused about the height though. 41 stories but the article says though they can go 400 ft max here it will be a little shorter? Still yeah, we're slowly but surely getting quite the major skyline.. and don't forget quite a few in the Journal Square area running towards the Beacon/old Medical Center which has several 300 ft towers.

Plus....is 331 Marin different from 351 and what exactly is planned for the lot between 70/90 Columbus and the Morgan?

This one is encountering significant NIMBY resistance from one of the neighborhood associations. Next time for possible approval is October 18.

What are the concerns of the NIMBYS?

If its the same old, tired bs of height fear, and gentrification, thats not acceptable. Traffic wise, with the transit nodes nearby, plenty of walking to be done.

Their primary concern? Laughable. The lack of parking. I have full confidence with the city staff making the right call, but I worry about opportunistic politicians.

The lack of parking??? You'd think the NIMBY's would want less parking due to traffic concerns. If anything, something like this along with the other towers rising will promote walking and transit use given the close proximity to the stations in the area. Ah, NIMBYS, say the darndest things.

I'd laugh in their faces... the Morgan is 400ft, the 70 and 90 Columbus is 500+ft, Grove Point is 300 ft.... the height of the Silverman tower is limited to around 400 ft ... the planning board will hopefully just consider the merits of the proposal and not noxious whining from peeved NIMBYs. I hope this doesn't cross the line, but my middle finger wants to give them a 25 Columbus sized salute. Of course bigger towers shouldn't pop up everyhere, but the area in which we are talking is zoned as a 400-500 ft or so max transition to the taller ones as you get closer to the waterfront. I also hope they don't decide to go up to the center of Journal Square in the next few years, they'll get the vapors from the eight or so 500+ft towers which will be developing around that center.

A Win for Hamilton Park: 1 to 1 Parking at Revetment House

In its bid to restart construction at The Revetment House, representatives from Newport Associates presented a revised site plan last Wednesday to the Hamilton Park Neighborhood Association (HPNA), the group that successfully convinced the Jersey City planning board to deny LeFrak’s request to lower their parking ratio.

If you expected jeering, shouting or drama Wednesday night, you would have been sorely disappointed. LeFrak’s team’s new solution seemed to largely appease residents who were happy to hear that 1 to 1 parking had been restored, and the dog run was back. The revised plan provides access to parking for Revetment residents via the Embankment House ramp, utilizing an existing old rail bridge for pedestrians.

Looks like a new development is planned across the street from this site (the 41-storey tower planned at 331 Marin).


Meet 351 Marin, it looks around 38 - 40 floors




Two nice additions to the area. The height limit is 400ft.

Also regarding the difference between 331 and 351 Marin.



331 Marin is the grey-ed out building right next to 351 in the renderings.

As chris said, 331 Marin and 351 Marin are governed by the Morgan-Grove-Marin Redevelopment Plan.

The southern site, 331 Marin Blvd, is governed by Section VII sub-section K of the plan, which says it can go to 400 feet. I believe that includes mechanicals on the rooftop, though not sure. That would allow up 44 stories, since the minimum floor-to-ceiling height specified in the redevelopment plan is 9 feet. In practice it looks to be 41 stories + mechanicals in both the new and the old rendering. That's a ceiling height of about 9.5 feet.

The northern site, 351, is governed by Section VIII sub-section L. Paragraph 4 of the sub-section says that the maximum total permitted height here is 395 feet (375ft+ 20ft set back from the rest). In theory, 395 feet allows up to 43 stories. In practice it looks to be 39 stories + mechanicals.
