Floor Count

In the process of figuring out this rendering so I can make a sketchup model, I decided to count the floors using my layout in Autodesk. I come up with 80. Now, if we assume an average floor to floor height of 12 feet (at least I hope), and take into consideration the 40 or so feet above the highest balcony, we might be pushing 1000'.

I understand this is probably a dated rendering and was released before the final floor count perhaps was....howerver, it's fun to speculate and get this thread going again since there hasn't really been any substantial news.

sir, that is excellent! I'm with you on this. I wish there was some more news that we could all mull over, but thanks for the very careful analysis of the info we already have

BVic mentioned in the Aqua thread that there's a long waiting list for this building.

I'd post the link, but I'm lazy ...

They should use Ryan's perspective lines as a marketing campaign. I think it looks great - and vaguely "modernized Art Deco," like the building.

Hey, see what the scale would be with 10' floors
from projects I've worked on 10' is given
the developer decides whether to jump to 11 or 12 later
and given this is magellan
I'd say 12 is a stretch

but since it's in Autodesk,
could you run what it's height would be with 12'
and with 10'

80 X 10=800FT + 4 X 10 (top) = 40 So at 10ft/ floor 840ft

80 X 10=880FT + 4 X 11 = 44 So at 11ft/floor 924ft

80 X 12=960FT + 4 X 12 = 48 So AT 12ft/floor 1008ft

We should have a poll for favorite Chicago proposal, now that the Spire is u/c. I'd vote for this one.

Proposed straw poll

1. Park Michigan - 866'/80 floors [Bonus points height, slimness, location and effect upon the skyline.]

2. 200 N. Riverside Plaza - 700'/50 floors [Bonus point for its effect upon the river.]

3. Arquitectonica LSE tower - 921'/76 floors [Bonus point for sheer height.]

4. Mandarin Oriental - 845'/61 floors [Bonus point for its 5 star hotel]

5. 680 North Rush - 752'/64 floors [Bouns point for its shape and different resident mix.]

6. InterContinental North Tower (850')

7. 560 N. Fairbanks - 787' official/752' roof/58 floors

Note; My list keeps off the New Wolf Point Proposal - 89 Stories until more data is ready. It could jump to 1, 2, or 3 depending upon the renders.

Just my take.

My list would go like so:

1. 680 N. Rush (Canyon Ranch Living)- It has an absolutely beautiful design and adds height between JHC and the River and much need architectural verity and quality to River North.

2. 200 N. Riverside (River Pointe)- Great design in prominent location, will be the new tallest West of the River!

3. Park Michigan- Tall elegant design if not ground breaking, bring height south and helps connect Roosevelt cluster with Loop cluster

4 Intercontential North Tower- Great design and adds height between River and JHC would be higher on list if plans were more definitive

5. X/O- Cool design will look great from Soldier Field or watching Bear's games on TV, adds cutting edge architecture and height South of Roosevelt

6. Arquitectonica LSE tower Very good if not great design, will be nice addition along the River, I wish it wasn't so boxy

7. Mandarin Oriental - Nice design but it will be obscured from most vantage points so it won't have much impact

^^^Lets just think about this....this list if built includes 8 building taller than 700ft.....that is just sick.

I mean off the top of my head other than NY & Chi I think the only other US cities with that many 700ftrs are LA and Houston

I concur with the judgment of my learned colleague. You are wise beyond your years.

Slats you are too kind.

Forumly Chicago and that list does not inclued the thrid and tallest approx. 750ft Cityfront building. I'm hoping for a design change similar to the St. Clair that was definatly an improvement. If the design is improved this is another tower with potential to add height and quality between the River and JHC

on closer inspection
those base floors look to be between 16' and 18' floors, maybe for amenities
and I'd guess the mechanical penthouse won't change based on floor heights
so, I'd venture

5 X 18' = 90'

75 X 10' = 750' + 50' (Top) + 90 (Base) = 890'
75 X 11' = 825' + 50' (Top) + 90 (Base) = 965'
75 X 12' = 900' + 50' (Top) + 90 (Base) = 1040''

it's only a little bit of a change, but every little bit helps

I agree with the list, except for the rankings of the last three, which I would put: Mandarin, then X/O, then Arquitectonica

^ I vote for X/O and Park Michigan, not at all based on design (both nice of course) but rather because of precedent, if both of these can get approved and built it would be a nail in the coffin of the surging NIMBYism in the south loop and it would be fantastic to have these towers shoved up their a$$es. Conversely, if they manage to shoot down both projects, it would likely spell the beginning of the end of the South Loop boom.

Today the Tides was officially deemed to be topped out, which means that soon a construction crew will be freed up and looking for a new project.

I wonder how that factors into the planning of this one? Especially given BVic's report of the waiting list...
