We should email Julian Castro and talk to him about the form based code that should be necessary. Instead of the clumsy policy we have now.

People in CH never read there email. You have to go face to face if you want to seriously communicate with them or him.

Didn't know where the thread went...

So this seems appropriate enough.

HDRC called an icehouse at Fredericksburg and I-10 historic (even though it was run down to holy hell) and for the longest time the only things that happened were additional vagrant populations taking refuge under the eaves and a "Zoning Change" sign hanging on the plywood front door.

This week IT WAS TORN DOWN. DEMOLISHED!! It is gone and now there is a lot just waiting to be developed.

Don't know how it happened, but it did. Hey-Oh!! HDRC finally lost one.

Does anyone know how much of a fine it is to demolish something like that, if there is one?

Haha, with 12 different criteria they can apply its no wonder they save everything.

I especially love this one: 35-607 (b) "Its unique location and singular physical characteristics that make it an established or familiar visual feature."

I'm no historic preservation expert, but what stands out to me about that one is a) there's no mention at all of historical significance or value, just familiarity, and b) you could apply this criteria to a freeway, city dump, empty parking lot, coal plant, etc.

How sad, these people want to save these horrid one and two story structures that look like crap and function as nothing. I say tear them all down and build 4, 5, or 10 story structures that are multi purpose. SA is just crazy. Makes me sick to see stuff like this...

The ones I see a problem with are 323 Broadway and 1101 Broadway; the rest are small enough in scale that they could be nice for re-use or if the footprint is larger (like 501, 931 and 1100 Broadway), you could add a floor or two (or not) and it would make for some decent lofts.

I could see the Tropicana Hotel or the Former Texaco station, but NOT something like these old one story buildings. I highly agree with oldmanshirt, familiarity does not make it historical.

Everything has history... that doesn't make it historical. Where have I read that?
