Woah! There is a 45 story rental tied into this as well? If so, I think the chances of this becoming a reality are much higher! Man Chicago just keeps getting better and better!

This is much classier than anything Dubai has proposed? This is more London style classy than it is Dubai cheese...

In fact, it is reminiscent of the Shard in London. I have yet to see a large building proposed in Dubai that is all flat glass. BD is glass, but it has typical Adrian Smith mullions and isn't flat glass. Remember, Chicago is where modernism came from in the first place...


Also, I hope this building is like 1300' or else Chicago's skyline is going to get that dreaded table effect at like 900-1100', you know like Manhattan's 500' table, I wouldn't want to see the same thing here with supertalls!

Correct me if I'm wrong, but I tend to see that if the project is of premium quality, then it sells despite overall market conditions. If it's priced right, located well, and a beatuiful building with accomodating floor plans, then it becomes a "if you build it, they will come" scenario. Trump is expensive, spire is for the very welathiest people around the world, but this building would appeal to people with a lot of money who frequently travel to chicago, retirees with money who want to live in the city with great views, plus the hotel part could get this building off the ground faster than expected. This building is so good, that it has to happen.

I am getting dizzy with all of these new proposals! Wolf Point, Central Station, now this one! Can't wait to see more detailed renderings. The river corrider is going to one awesum trip in a few years!

So I see this is being planned on the southern portion of the lot north of the Sheridan. Going down Illinois street is going to be pretty damn sexy if this goes through. I don't know of any street in the world where there is real city action and sexy modern skyscrapers like this in one place. The crowds on this street will be insane.

I feel this way about the entire main branch of the Chicago River.....think about it,

Spire
Waldorf
Aqua
Trump
Waterview
300 N.
Wolf Point PRO
200 N. Riverside PRO

I'd hate to burst anyone's bubble, but...

1. This proposal is only good news if it doesn't interfere with Spire sales. Everyone is excited about getting both, but if they're competing for a limited pool of buyers, we could end up with neither.

2. Mandarin Oriental, which is just as prestigious of a hotel brand, can't seem to get off the ground with their tower. Why should this?


Really guys, I wish this hadn't been announced until the Spire was fully financed. It just creates more overhang in the market, and potentially pulls people away from lower-floor units in the Spire (which need to be sold) to higher-floor units in this tower.

Is this for real?! Im stupefied, this city is on fire with the proposals. If Carley comes through and we get this, the wolf point project, and the CS pulls through as well; man, what a sight that would be! Not to mention the WV and Trump. No, its too crazy! I dont want to get my hopes up..

10023, agreed to some extent. But MO is a crap project IMO that has a sub-par site and a boring design. This project, since it has a hotel component, may be a slightly different draw than the Spire, although it will certainly cannibalize to some degree. Or, they may just create critical mass. Don't forget that some people are still stupidly wondering if Streeterville is going to be a decent place for high-end product.

OMG!! I am IN LOVE. Looks like the work of Foster or Piano?

Not coincidence that it's one day after the Spire's opening.
