Here's a new market-rate apartment tower planned by Chicago-based (formerly St. Louis-based) Clayco Development. It is to be located on the new Loop Trolley line.

I agree. Something......about Clayco says balconies leak.

How true is that statement (or concern), I don't know.

Keep in mind this building is for an arts and entertainment district - The Delmar Loop area.

Nonetheless, the design of this "minimalist", anemic-looking building is being discussed HERE on UrbanSTL.com and on NextSTL.com.

The design has changed yet again.

It's gone up to 14-stories and 200 feet.

• 6105-23 Delmar is located in the Skinker-DeBaliviere Local Historic District.

• The new building with approximately 200 market-rate apartments and commercial space
would occupy one of the largest parcels on the north side of Delmar Avenue and is
located near the Delmar MetroLink station at Hodiamont.

• The building, proposed to be 14 stories tall, would have a three-story podium facing
Delmar that will be commercial space.

• The new Delmar Loop Trolley would run directly in front of the building.

Progress photo.

This project is now called, "Everly On The Loop" and is now being promoted to students. Within a ten mile radius there is Washington University, St. Louis University (both with med schools), Fontbonne University, Harris Stowe State University, University of Missouri - St. Louis, St. Louis College of Pharmacy, St. Louis Community College at Forest Park, Webster University,etc..
