Didn't get the best angle for either of these projects but:

531 Bryant St looks like it's pretty much done. I think it looks pretty nice and the material quality is high too. It's supposed to have a restaurant/cafe on the corner and two other take out windows in the alley (Zoey St.) - Hopefully those don't stay empty for too long.



555 Bryant St. is also moving along pretty quickly now. Took a while to get above street level but it looks like they're on floor 6 or so now. I think the area will feel a lot more lively once those 500 units open.

Some nice, decently sized infill here. Good to see another parking lot go away (and with no replacement parking)!

The specs for 425 Broadway:

- 74 units (7 studios, 45 1BR, 15 2BR, 7 3BR)

Increased plans have been filed for 425 Broadway in San Francisco. The latest proposal would replace the 144-car garage, just three blocks from the Transamerica Pyramid, with 74 homes. The new filing is a substantial increase compared to the previous 41-unit application, and it only raises the project height by one floor. Construction would bring two separate buildings and a pedestrian alleyway to the L-shaped parcel along Broadway and Montgomery Street.

Both structures will yield 85,250 square feet, with 77,300 square feet for housing and 7,500 square feet for ground-level retail. Three retail spaces will be added along the narrow pedestrian path extending from Montgomery Street into a sheltered outdoor common area. The pathway, to be named Verdi Alley, will feature landscaping, a green wall, and public seating outside of the future shops.

Ian Birchall & Associates is responsible for the design. The overall design style has not changed, with articulation, setbacks, and angular Bay Windows overlooking Verdi Alley. The architecture firm describes the project as “geode-like, the two buildings feature brick tile street facades that give way to reveal a multifaceted inner courtyard.” A rooftop deck will cap the taller structure, providing all residents with access to views across the neighborhood and the Financial District.

Muni usually goes with red for its colorized transit lanes, but for some reason it seems like they do it for bus lines only. They just repaved some parts of L Taraval but did not paint it in any color. I think it would look pretty good though if it were red all the way. On N Judah, it's only in certain areas.

1554 Market St. - Notice of Hearing - The twin towers have been empty since completed & was beginning to become an eyesore with vandalism on the property. The new owner is going to change the building from condominiums to apartment rentals. Glad to see this troubled development will be occupied this year. (the 1554 Market St. thread has been closed).

New renderings have been revealed for the proposed affordable senior housing project at 2675 Folsom Street in San Francisco’s Mission District. The application shows the development will create 237 units and supportive services. ABS Partners Real Estate is the property owner.

David Baker Architects is responsible for the design. The project plans will create two structures in a V-formation attached by a hallway. The structure will be clad with concrete, metal panels, cement plaster, glazed tiles, brick, and lap siding. Perforated metal panels will add aesthetic value and give shade to apartment windows. The massing will feature setbacks and the complex will hug a triangular courtyard improved with a meditation garden, outdoor fitness area, seating, and a fire pit. Additional open space will be fitted with rooftop gardens on top of both structures. Communitas Design is the landscape architect.

The property’s shape was formed by the former Southern Pacific Transportation Company train route, which cuts diagonally through the Mission District neighborhood.

Should be much taller, to provide more housing to seniors. It seems the city always under-builds low income and senior housing.

It could be taller but the number of units is actually decent for its size. North Ping Yuen (pictured below) in Chinatown is 12 stories but actually only has 200 units (although the breakdown of unit types allows for more residents--45 studio, 33 1BR, 100 2BR, 22 3BR). But yes, overall I do agree we should be building more low income and senior housing, and taller buildings as well, since we do have precedents for 10+ story low income housing in dense neighborhoods.
