Got pushed back to the 25th. I can't wait to see a more detailed rendering and some idea of what the facade is going to look like.

Cheers,
Josh

Just got an e-mail asking me to RSVP for the Pre-Launch preview this thursday night. Anyone going to go? I'm trying to see if I can swing it.

Cheers,
Josh

Just convinced the wife to go. So I'll be there later in the night.

Glad we are going to get some coverage on this one, I'm quite interested in seeing some detailed renderings and maybe a model .

Lets hope for a high quality exterior facade.

Cheers,
Josh

I love that condo projects in Ottawa are actually getting some hype! It may not be Toronto, but it's good to see all this interest. Not only is it good for life in the core to have more people moving in, but we're starting to see less lag time between launch and construction.

You have to put up a $5000 deposit to attend?

I think they mean that you can reserve a unit you want to purchase for $5000.

What I find strange is "Real estate agents must be present with purchasers at all visitations to sales office". Why? Wouldn't they have to pay them a commission now? I found out about this place on my own (well, through this forum) - can I be my own real estate agent and collect the commission?

they sent another email this afternoon, saying...

If you are currently working with a realtor, we would encourage them to come to this event with you. If you are not currently working with a realtor, one of our Sales Representatives will be happy to assist you.

Is that Big City Broker guy involved in this one.....if so, it could be style over substance.

No. If you're interested in making a reservation, they'll ask you to write a $5,000 cheque. They won't cash the cheque.

In a few weeks, following the initial rush, they will start scheduling appointments to fill out the offer. At that point you can discuss your deposit schedule.

At that time, there's a good chance they'll ask for your first cheque to be $20,000, then the balance in the next few months.

As far as I know there is some flexibility with deposits; Days 1, Day 120, day 180
etc...

M.

The reason we have to be there in person, is to prevent agents from sending their clients by themselves and just 'mention' they are working with 'said' agent.

It's to prevent abuse.

I, for example, have bonafide clients who may be interested in this project.
I have invited them all to attend the opening.

Should be interesting.

Some days ago, I had been told that Claridge would not cooperate with agents for, something like, a few weeks to avoid 'unscrupulous-type' behaviour by a couple of agents where they were soliciting business in the line-up. Split the commission etc...

But, I guess, they had a change of heart, as I received a call saying they had now decided to invite the agents and their clients.

It looks like he is blessing you. I remember watching an episode where his condo project depended on a Minor Variance approval (I think) and it didn't work out for him and he was very scathing towards the City (Toronto in that case) and in an Ottawa episode he hinted that he thought Ottawa was rather parochial and that he was going to bring them up to speed.

Glad you made some money on your investment.
