The amount of parking some of the Domain towers have is staggering. Domain 9, a "tower" with only 9 floors of actual office space, has almost as many spaces as 6XG: 1,331 vs 1,626. Domain Tower's garage has well over 2,000 spaces. I know that it's not Downtown, and the commuting dynamic will never be the same, but the podiums do feel ridiculous. Especially Domain Tower 2's.

The reason Q2 stadium has greatly underwhelmed the NIMBY expectations of nightmare traffic is because of the lack of parking. Yet it still fills up every game. These giant garages are going to change that dynamic. If people hate traffic so much then stop building parking and start lobbying for state money for transit.

I don't remember seeing this here, but apologies if it's already been posted. I'm hearing that fairly soon Council Members Pool and Vela will be announcing a height increase for development in this area. Specifically, towers up to 45 stories will be permitted.

The ATX has been posting updates about that on Twitter. A whole lot of the Domain and surrounding areas on Burnet have been upzoned recently or will be soon. I think the new peak roof height permitted in the area is 456' which lines up with that "45 stories" comment.

Next council meeting, item 20

Approve a resolution initiating code amendments to City Code Title 25 to amend the North Burnet/Gateway Regulating Plan.

Basically starting the process to:

(1) Keep the base entitlements the same and increase the allowable maximum height and FAR in all subdistricts through a development bonus; and
(2) Apply a wider variety of subdistricts to parcels in the North Burnet/Gateway Regulating Plan west of Mopac; and
(3) Amend sign regulations in the North Burnet/Gateway Regulating Plan to align with City Code Chapter 25-10 (Sign Regulations), including common area signage, directional signage, free standing and wall signage on buildings, wayfinding signage, park signage, and Capital Metro signage, and any other signage regulations; and
(4) Adjust the Land Use Standards for General Retail Sales (Figure 2-1) to remove square footage limitations in cases where a single project or property owner may provide retail space to multiple small businesses that will enhance the pedestrian experience; and
(5) Eliminate the current requirement for a 30-foot step-back for building facades at the 6th story and above, which limits potential housing developments, retails choices, or office development; and
(6) Eliminate the 120-foot height limit in the Transit-Oriented Development (TOD), Corridor Mixed Use (CMU), and CMU Gateway subdistricts when adjacent to and across the street from Neighborhood Residential (NR) subdistrict; and
(7) Amend Section 4.2.4 Compatibility Standards so that City Code Chapter 2, Article 10, Division 2 shall not apply within the North Burnet/Gateway Regulating Plan boundaries and eliminate Subsections 4.2.4.A. and 4.2.4.B.; and
(8) Align parking requirements with applicable Council actions associated with citywide parking requirement changes; and
(9) Modify the development bonus provisions and fees for the North Burnet/Gateway Regulating Plan to allow maximum height and FAR to be achieved administratively with sufficient community benefit, and the maximums exceeded with council approval, similar to the Downtown Density Bonus Program, achieving greater community benefits such as housing and transit- and mobility-related improvements.

IBM finds new Austin home

I think this was the land formerly referred to as Domain Point.

It will free up the last IBM building in the south part of the domain for redevelopment, as well as ensuring the space is available for the rest of Broadmoor/Uptown.

"Now, Hines intends to ditch the multifamily component of the project and instead erect two 14-story, interconnected office towers."
This seemed interesting, as it's kind of the reverse of most the direction other projects are going.

Developers and businesses won’t seriously go car free or car lite until the city/CapMetro get serious about transit service there. I ride the 803 myself, but that’s not the solution for tens of thousands.

Red Line improvements will help slightly, but that’s like 50M of the 7B project, less than 1%. The orange line spur to there was scoped out early in the Project Connect process. Heck, where are the center running bus lanes from the Burnet Road corridor planning from 10 years ago?

The saving grace is that all this development (even with all the parking) is providing the critical mass of jobs/homes to efficiently serve with transit eventually.

i agree. it just seems like the amount of parking at the domain is absolutely obscene. i would be curious to know how many spots exist across the whole of the domain.
