Generally, yes. For most land uses, the parking ratios (either required by code or market) means that a similar amount of square footage of parking is required to support the actual active use. That is why we need to eliminate minimum parking requirements and institute a maximum parking ratio equivalent to the current minimum. Otherwise, we are wasting time and money investing in transit and other alternative means of transportation as long as we are subsidizing driving alone by making parking more convenient than other modes of transportation.

Love the copper/corten cladding on the One Uptown project. Going to be the only interesting building in the Domain area (at least for now), IMO.

Anyway, great pics Mopacs.

Oh for sure. It looks so good irl. Downtown could take a note on that front.

Anyone know hear rumblings on the tallest tower at uptown ?

Rezoning case for 10317 McKalla Place, this is directly SE of Q2. This could be another big one.

"The purpose of the rezoning is to allow approximately 300 multifamily residential units, a 150-key hotel, 300,000 square feet of office space and 20,000 square feet of retail uses."

"This rezoning also proposes to amend three (3) maps within the NBG Regulating Plan. Firstly, Figure 1-2 (North Burnet / Gateway Zoning District Subdistrict Map) is proposed to be amended to designate the Property as within the TOD Gateway Zone. Secondly, Figure 4-3 (Maximum Floor-to-Area-Ratio with Development Bonus) is proposed to be amended to allow for a 12:1 Maximum Floor-to-Area Ratio on the Property. Lastly, Figure 4-5 is proposed to be amended to allow for a maximum height of 491 feet with a development bonus on the Property."

Great! I know McKalla is the backdoor of Q2 despite it being the name used by the City for the property, but I'm glad to see the marginal industrial uses being upgraded. Now can we talk about Discount Tire and the gas station along Braker?

Wow, this includes the Paragon Printing lot. I guess they're finally moving on. They were some of the most vocal critics of the McKalla stadium plan, which is fair I suppose given that Q2 is now literally in their backyard.

I'm OK with that. That's what we started doing for the tallest WC projects a few years ago. But there are 13 North Austin projects over what I would say is a 300' threshold for an individual thread. That's a lot of threads to start.

Suggestion for thread naming convention...

Instead of starting each thread with Austin, can we maybe use the area of Austin?

Example

RAINEY | Waterline (98 Red River) | 1,022 Feet | 73 Floors | U/C

That way when these 13 new threads are created, they could start with DOMAIN or NORTH or something.

I've personally always thought of Mopac as the line, but I could see an argument for Lamar in a couple of spots.
