Sounds like a perfect opportunity for Trammell Crow to expand the Fulton Park Campus. That hideous podium alone at 345 should be all the more reason to open up conversations.

Does the proposed height require the upzoning, or would upzoning theoretically allow for something even taller than that?

New proposal at1800 N. Clybourn calling for renovated retail plus a 520-foot tower with 500 units:

Could justify its own thread, if the height isn't chopped down too much. I can't see Lincoln Parkers going for this without a NIMBY hissy fit first.

With plenty of parking and an auto-oriented design model, the usual objections will be a tricky fit here.

If the design allowed for parallel parking instead of pull-in/out parking, it would have sound potential. The fact that it doesn't kind of ruins it.

Nice that's just up the road from the other 500' proposal at 1565 N Clybourn.

The podium sucks, but for the area it's a big improvement turning the strip mall parking lot into actual streets.

^ yeah, somehow every proposal in the vicinity of North/Clybourn is doomed to be auto-oriented

That said, this and other developments proposed in the past year show that developers are still itching to building along the North Branch. Despite financing challenges, nowhere outside of downtown allows for 7.5 FAR* so the North Branch will always be a prime development location in the city. This area could start looking more like our version of Long Island City or Canary Wharf once financing challenges ease.

*B/C-3 is the maximum base zoning for the North Branch, but 3.5 FAR bonus available for the corridor + 1 FAR bonus for being TOD.

I agree. Problem is the corridor needs a catalyst for that level of growth. We have potentials, but they are all struggling big time right now, and may not even get off the ground (Casino, LY).

The proposal at NNE corner of Halsted and Clybourn has a solid urban design from what I remember.

If I had an infinite amount of money, I'd rather see Goose Island get a makeover before LY. If the river were ever clean enough for swimming, a riverside beach could be cool.

Yes. Add one more level to the parking deck and turn the strip mall lot into a fake street, with parallel parking and wider sidewalks.

Right now the space between buildings/parking lot is roughly 80' wide, they could reduce to a typical 66' Chicago street width and gain leasable space too.

Lots of "destination" retail there. Crate & Barrel, Container Store and the like. Kind of doomed to be auto-centric

Zoning app is up for 1800 N Clybourn, no new information but does confirm it'll be 520 ft. Will probably be trimmed by the time it gets to the plan commission: https://chicityclerkelms.chicago.gov...9-001DD80972A9

It's really telling when you don't need to see the whole tower to know that the design sucks
