Just noticed Adamson Ford down on 20th Street and 2nd Avenue South has been sold to Stiver Ford. Stiver is working with the City of Birmingham to buy property somewhere else to build a bigger dealership and the owners of Adamson Ford will re-develop the current site. That site is located in a great area and it is a large piece of property. Location, location, location

Yea, the only auto businesses that should be in downtown are the auto garages down along the Rotary Trail; those buildings actually fit within the urban fabric.

As outlandish, and unlikely, as the proposed Global Forum for Freedom is, that space would make a perfect location for it.

I drove around downtown this morning, lots of development all over, specifically southside, parkside, lakeview, around the BJCC. It's all looking great!

I wish I had been able to take photos, but alas another time.

2020 Census shows that annual estimates undercounted AL by around 105,000; AL passed the 5 million mark, btw.

I'm anxious to see the 2020 counts for the counties. Obviously, Shelby, Baldwin, Madison, Lee, Tuscaloosa, and Limestone will share large chunks of the under count, but I really wanna know how JeffCo's count turned out.

The World Games ticket sales update...

https://www.cbs42.com/top-stories/wo...-ticket-sales/

"As we inch closer and closer to the official start of the World Games 2022, tickets sales are soaring. Organizers said some events have already sold out, including sumo wrestling. So far, the World Games has sold more than 350,000 tickets over the 11 day event. Organizers said people from over 40 different countries have bought tickets, and that number is expected to grow, with over 100 countries being represented in the games. Tickets for big events like lacrosse, women’s softball, parkour and sport climbing are all selling fast.

Wednesday, World Games CEO Nick Sellers said if you want in on the action, you need to act now."

Alabama had another strong showing on this year's Inc. 5000 list.

For 2022, 60 Alabama companies made the list. While it is a drop from 75 in 2021 and 73 in 2020, it is still a notable showing from the state.

According to Inc., which produces the list, the Alabama companies had 257% median growth and $4 billion in total revenue, both major increases from 2021. The company said 8,427 jobs were added with seven newly founded companies added to the list and 36 repeat honorees. Alabama's median growth was 11.09% higher than the median growth for the full list.

Birmingham had 20 companies on the list and contributed 62.5% of the state's total revenue with $2.5 billion. Median growth for Birmingham was 246%. The Magic City also added 6,078 new jobs, 72.1% of Alabama's total on the list, and had 13 repeat honorees.

A Resolution setting a public hearing September 20, 2022, to consider
the adoption of an Ordinance “TO AMEND THE ZONING DISTRICT MAP OF THE CITY OF BIRMINGHAM” (Case No. ZAC2022-00009) to change zone district boundaries from MU-D Mixed-Use Downtown District to D-4 Medium Density Residential District, filed by Becky Carpenter with Corporate Realty Development, applicant, representing the owner Northside Redevelopment, LLC, for property located at 1710 26th Street North, and situated in the SW1⁄4 of Section 24, Township 17-S,
Range 3-West, Birmingham.

Proposed Use: Single-family residential homes.

- Property and Abutting Land Uses

The subject property sits on approximately 2.89 acres of land, currently zoned MU-D
(Mixed-Use Downtown District). Abutting the subject property to the north is vacant land,
zoned D-4, Medium Density Residential District. To the South and West is the old Carraway Hospital site that is being redeveloped, currently zoned MU-D, Mixed-Use Downtown District. To the East are single-family homes, zoned R-3, Single-Family Residential.

- Applicant’s Proposal

The applicant’s proposal is to downzone this parcel, referred to as “Block E” from MU-D
(Mixed-Use Downtown) to D-4 (Medium Density Residential) in order to construct single family homes on sixteen individual lots. The construction and design of the homes will be contracted out to a third-party home builder. These will be wood-frame construction and slab-on-grade. Most single-family residential products are expected to be one or two stories.

- Long Range Land Use Plan

The City’s Long-Range Land Use Plan identifies the property as MU-D, Mixed-Use Downtown District. This land use category is designed to accommodate Medium- to high density office, residential, retail and entertainment areas that create vibrant 18–24-hour, 7-day a week live-work-play environments, typically mid-rise to high-rise; artisanal industries and small warehouses that may be characterized as light industry that do not have noise, odor, illumination, trucking, or other adverse impacts on adjacent land uses. This district is focused in the downtown area and should be transit accessible. Uses in this district include high density multi-family, loft, townhouse, retail and services, offices, hotels, large entertainment facilities, and live/work structures.

I've been seeing Xpress buses driving around downtown, nowhere near the routes. I don't know what's going on, but operation is supposed to begin today!

"The potential for the Carraway site is promising, O’Quinn said. The parking decks could be utilized to support Protective Stadium, and there is easily a case to be made for at least two new hotels to support the BJCC, he said.

The office market is soft right now, but there is potential for more retail and entertainment options, too, O’Quinn said. Some consideration has been given to an outdoor amphitheater similar to Oak Mountain Amphitheater, and there also has been talk of a movie theater or bowling alley, he said. “There’s a huge amount of excitement.”
