What I don't get is how the retail "high street" is supposed to work if it is emerging out of no man's land.

Its really a long term plan as it is geared towards the surrounding neighborhoods where new towers hosting residents that currently live or will live in the future. Places like Edgewater or Brickell. Employees as well.

Plenty of customers and a growing base for it to succeed. As we've seen with many developments, often the speculation of a growing region is enough for developers to follow up on a project.

MDM’s Marriott Expo Center Delayed, Downsized

According to the Herald, revisions to the Marriott Marquis Miami Worldcenter Hotel & Expo include:

Groundbreaking delayed to first quarter of 2017 (MDM has already missed several previously announced start dates)
Hotel will be built in two phases, one with 1,100 rooms and another with 600 rooms. It isn’t clear which is first (original plan was for 1,800 rooms)
Announced value of project is $525 million, down from $750 million
365,000 square feet of meeting and conference space, down from 400,000 or 600,000

MDM is still negotiating with the Overtown CRA for a tax incentive deal.

Thats disappointing bobdreamz. While there are many other cool designs out there, this is a bummer. What in the actual f*** is that short, stubby looking thing?



MDM should be ashamed. Doesn't look right with those proportions. A design such as this needs the extra height to balance it out. There's to much going on that the short height helps to cram everything in there and its overbearing. The taller version kinda helps to balance out and distribute that noisy facade.

The Marriott did and MET 3. That poster is for the Paramount Tower. Part of the World Center master plan.

That roads been there, but earlier designs had an overpass covering it.

The tower, which will be developed by CIM Group in partnership with Falcone Group, marks the latest addition to the $2 billion mixed-use project which will also include retail, hospitality, condominium and commercial uses.

Construction of the 450-unit tower and parking garage will begin by June 2016 and be completed in approximately two years. Plans for an adjacent 413-unit tower have also won approval from the City of Miami, bringing the total number of entitled units on the site to 863 apartments. The multifamily complex will include more than 20,000 square feet of ground-floor space for shops and restaurants, connecting Miami Worldcenter’s newly-announced ‘High Street’ retail promenade and plaza to the east, and All Aboard Florida’s Central Station and MDM Group’s Marriot Marquis hotel and expo center to the west.

The Seventh Street Apartments will meet the growing need among residents desiring to live downtown in close proximity to transportation options and the new amenities that Miami Worldcenter will bring. Demand for rental units in downtown Miami has “never been greater,” according to a February 2016 residential market report by the Miami Downtown Development Authority (DDA). The study concluded that apartment supply in the urban core is at or near 100 percent occupancy, with rental rates increasing an average of 5 percent annually dating back to 2012.

“Miami Worldcenter will offer an array of residential options for all, from luxury condos and apartments, to market-rate units along Seventh Street catering to the growing number of people working in and around downtown,” says Miami Worldcenter Managing Principal Nitin Motwani. “Residents of this complex will value proximity to downtown’s commercial and cultural anchors, walkability in the urban core and access to South Florida’s primary transit systems.”

Miami Worldcenter’s Seventh Street Apartments will be located one block from Miami Central, an intermodal complex now under development that will connect Tri-Rail, Metrorail, Metromover and the Brightline, a new service offering regularly scheduled trips between downtown Miami and Orlando. The property is within walking distance of key employment centers and destinations, including Miami Dade College, Museum Park, the Miami-Dade County Courthouse, the Adrienne Arsht Center, American Airlines Arena and Flagler Street. The Miami Health District, home to the University of Miami’s medical campus and its affiliated hospitals, is a short Metrorail ride away.

Designed by Cohen & Friedman, the complex will feature a full suite of amenities, including a pool deck overlooking downtown, a fitness center, covered garage parking and concierge service.

Apartments within the tower will be modest in size by comparison with other properties in the market, allowing them to be priced for residents seeking a well-located, well-priced, amenity-rich option. Both CIM Group and Falcone Group have extensive experience developing urban projects in markets across the U.S., including California, Chicago, Texas and throughout Florida.

Worldcenter’s High Street Retail Plan Set For City Review

iami Worldcenter announced earlier this year that they would be switching from an indoor shopping mall to High Street retail.

After months of planning, project architect Elkus Manfredi has completed the revisions and submitted the new plans to the city. The changes include:

Urban Context: The original plan was for a three story mall with five levels of parking above. The mall would have spanned five blocks from the FEC tracks to Northeast 19th Street. The new plan calls for discrete blocks, all with ground floor retail, some with second level retail and parking above. Instead of a 129-foot podium spanning the entire site, each block will vary in height from 90 feet to 129 feet.

A new north-south paseo will connect the 7th Street Promenade to Northeast 10th Street.

Two civic spaces are included in the first phase, located at the north and south end of the project. At 14,000 square feet and 25,000 square feet, they will include passive benches, tables,
chairs, umbrellas, and water features. MWC intends to keep the plazas for flexible, programmable space, and will be used for events such as a New Years ball drop, book fairs, concerts, etc.

Luma: With the enclosed mall being scrapped, the design has been revised, including new circulation and a sleeker, slightly taller design. Amenities have been relocated, and unit count increases from 429 to 434 thanks to new liner units at podium level.

Paramount: With foundation work already underway, the project height remains the same. The unit count increases from 485 to 577, thanks to new podium liner units where the indoor mall was once located.

Summary: Residential unit count increase from 914 to 1,011. Parking space count increase from 3,901 to 3,998. Commercial area decrease from 1,090,771 sf to 338,036 sf. Total area decrease from 4,733,072 to 3,913,326 sf.

The changes will need to be approved my Miami’s Planning and Zoning Department, and the revisions are set for UDRB review this month. Two years ago, the UDRB had rejected the concept of an indoor mall spanning five blocks and instead recommended it be broken up by block, similar to what is now proposed.

I think its time this mega project is moved to construction. Lots of towers will rise and we can see Paramount u/c. One of the towers in this multi-tower development.

^ I thought we already had a separate thread for the Paramount tower ? If not a thread needs to be created for this project
At 55 stories and 699 ft. | 213.1 m this tower deserves its own thread now.
