They're planning a facade renovation to 146 Navarro Street. This says it'll still be office space.

From the map we can see that in conjunction conjunction with the Riverwalk, San Pedro Creek, and a closed Alamo Plaza, a pedestrianized Houston Street even further creates an impressive and extraordinary downtown pedestrian network that further connects most key downtown sites and leaves most CBD properties with a walk of just a block or two from the system.

Let's do it!

...

A caveat is that I am not fully confident in the history of success of the conversion of downtown streets to pedestrianized malls in U.S. Badly done or mistimed projects I have read may cull already struggling businesses, and I just do not know if downtown San Antonio, already full of empty storefronts off the Riverwalk, has the density or trajectory to make this successful. Upcoming projects in the pipeline will certainly help, particularly a closer and expanded university campus and the various residential towers and blocks.

Still not seeing the benefit with so many cross streets. San Antonio already lacks DT infrastructure and this might have a negative effect of all the visitors.

This is the Mission Road power plant that was decommissioned almost 20 years ago.

Riverfront power plant property gets new shot at redevelopment

https://sanantonioreport.org/mission...antonio-river/

Six years ago, local officials cast a hopeful eye toward the Mission Road power plant property on the banks of the San Antonio River, imagining it bustling with researchers and entrepreneurs, crafting the future of energy.

While many had dreamed of transforming the turn-of-the-century power plant after the utility decommissioned it in 2003, perhaps the most prominent vision came from Doyle Beneby, who preceded current CPS Energy CEO Paula Gold-Williams. He envisioned it as the site of the EPIcenter, an 80,000-square-foot project costing as much as $74.5 million.

I just saw this earlier as well. This sounds like a nice project.

The article provides a link to the site plans and conceptual drawings. I assume that they will add more to this before final approval.

Here is the link:
https://gis.sanantonio.gov/OHPSystem...E8EC33974FF%7D

It breaks down to the following configuration.

The first two floors of the building with elements of the current structure on site would be common areas and back-of-house space for the hotel.

The third through fifth levels would house an automated parking garage, one of the first downtown after the automated garage at the 16-story Floodgate tower being constructed at 139 E. Commerce St.

Condominiums would take up levels 6 to 10, with floors 11 to 28 being both hotel and condo units.

The 29th floor would include a roof deck and hotel space. The top floors of the tower would include common spaces, an amenity deck and equipment penthouses.

There is no timeline mentioned in the article. This would be a nice addition to the area along with the Soledad Apartments and the Dream Hotel.

Terry Black’s BBQ owners buy land on Broadway for mixed-use development

https://saheron.com/terry-black-bbq-buys-land-broadway/

Members of the Black family, which operate Terry Black’s BBQ in Austin and Dallas, have purchased nearly a full city block on Broadway two blocks north of the Pearl with plans to build a mixed-use development on the site.

The family does not currently plan to build a barbecue joint on the 1.4-acre property, 2110 Broadway, though San Antonio is on a short list of cities where it hopes to one day build a restaurant, said Mark Black, who bought the property on June 30 with his twin brother Mike, sister Christina and parents Terry and Patty.

As Broadway makeover progresses, road closures, detours to continue

https://sanantonioreport.org/broadwa...on-bike-lanes/

For the next three years, people using a major commercial thoroughfare connecting downtown to San Antonio’s North Side can expect construction and detours as part of a $43 million street redevelopment project.

The goal is to make Broadway Street serve more than just motor vehicles by improving intersections, landscaping, curbs, and sidewalks while adding separated bike lanes to certain segments. The southernmost mile of the street won’t have bike lanes, a decision that drew controversy at the time it was made.

Restaurant, office upgrades planned for CPS Energy’s former San Antonio River Walk building

https://saheron.com/restaurant-offic...rmer-building/

Los Angeles-based BH Properties, which purchased the former CPS Energy building at 146 Navarro St. earlier this year, plans to refurbish the office space, while adding a two-level restaurant on the ground level.

The ground-floor will be converted into a “food and beverage venue … with exterior dining and porches facing the river and La Villita,” according to plans submitted to the Historic and Design Review Commission, which will consider them on Wednesday. They call for modifications to the exterior, which include new landscaping and pavings, screenings on the parking garage facade, and the installation of two art panels.
Approved.

The Historic Design and Review Commission (HDRC) approved on Wednesday plans to turn a former CPS Energy office and garage near La Villita into Class A office space with a restaurant on the River Walk.

I wonder if they have a tenet in mind in refurbishing this building.

This is a discussion board, so it's OK to express less than always 100% positive opinions.

Thanks. Now I remember. It's a good looking building. It caught my eye because of the height. The FAA permit said 110 feet, but I think it may be a bit taller than that.

San Antonio Spurs Training Center and Human Performance Center

There is an article in today's San Antonio Report about a huge development by the Spurs and Bexar County. The project will cost in the millions, and be located adjacent to Fiesta Texas. Anyone want to post? Go Spurs Go!!!
