I agree that the design looks nice, and the bike path is a nice quality-of-life element. You know my one question.

Wow. I really like that design. I'd love to see some more renderings of it.

That is a really, really nice design.

However, Ashby is a smaller width street which also functions as the parent dropoff access for SAISD's Hawthorne Academy, which you can see in the first two photos of the existing conditions. I personally know (my kids finished there just a couple years ago) that the road gets completely jammed at this area. The proposed western entry will be frustrating for apartment residents leaving in the morning as it is directly across from the school's entry with parents trying to turn into the dropoff from both directions. The eastern entry shouldn't be a problem unless they want to go west on Ashby.

That said... the project is very nice, and I hope they can find a way to solve the traffic challenges.

Love this project and really hope it happens. I wish they didn't have parking fronting the river. Wouldve been nice to make a better interaction between this development and the river. That's a small thing though and overall so great to see this proposed.

It’s understandable that the parking is like that since they’re leaving and renovating the Borden building and there’s no other place for on site parking.

I would think that the parking in the new building would be on the first two or three levels of the highway side too. I wouldn't want to live on the lower floors facing the highway.

The design is awesome! Maybe there's retail on that one corner... it's hard to tell... but it's near the Pearl where there's plenty, so it's not a huge deal.

I actually really like how it will look from the highway. Plus, this will add some great density to the area and hopefully more retail will follow.

Word from conversations between the developers and the neighborhood association were that the "style" of the apartments facing Ashby would be more like "Brooklyn walk up" structures or facades. But maybe there are plans to build something additional? Either way, I think it looks nice. The developers also said that they intentionally tried to match the architectural style with that of the neighboring Hawthorne school, which is great. Residents of the area are also super happy about all of those tacky billboards off 281 being removed.

I think the area between the Pig & Pearl and downtown will be the higher growth area in the coming years. The added population in the area combined with the seemingly readily available parcels on which to build will play a significant role.

And I think these lots across from Travis Park are an excellent opportunity to build some high rise residentials. Being across from Travis Park on the 20th floor with a nice view and park access right in downtown and a diner on the ground floor would be like living in Manhattan... only 37º hotter.
