OMAHA | 1416 Dodge | 30 FLOORS

Proposal from a local developer calls for a mixed-use highrise up to 25 floors being built on a current vacant lot in Downtown Omaha. This project replaces the dead Wallstreet Tower.

Very early in the process so the details aren't terribly hammered down yet:

10,000-40,000 SF retail
5-8 floors of parking(550-880 stalls)
10-15 floors of office space(220,000-330,000 SF)
3-5 floors of condos(24 to 40 units)

Renderings from TACKarchitects:

Wow! More interesting than Wallstreet, IMO. You said local developer. Does he have the wherewithal to make it happen ? Is there sufficient demand ?

Lanoha Development's previous work are all apartment complexes, single family neighborhoods and commercial space in the suburbs so they haven't done anything like this before. The Lanoha name carries a lot of weight in Omaha though as they own a massive landscaping business here.

As for demand as of the latest numbers I saw from a few weeks ago the CBD is at 8.6% vacancy for all office space while Class A office space in the entire city is at 3.6% vacancy. There isn't much space out there for companies wanting to expand which has driven a lot of build to suit office projects in Omaha the past couple years. We could use some spec space.

Also a lot of recent reports that the condo market is finally looking like it did pre-'08.

Sounds like the table is set. And I'll bet the city is pushing for it. I'll be watching this one with great interest.

Half decade later developer coming back with a revamped proposal.

New 30-story skyscraper planned for downtown Omaha would be one of city's tallest buildings
By Cindy Gonzalez
Omaha World-Herald
2/7/19

Quote:
It would contain two towers — stretching up to 30 stories at the highest point.

Retail bays would wrap around street level of the office structure, but the 11th-floor "sky patio and lobby" is expected to be the bigger envy of the neighborhood — as restaurants, bars, a fitness center and other fun stuff spill onto outside decks overlooking a reinvigorated downtown.

If all goes as hoped, the estimated $200 million high-rise at 1416 Dodge St. also would fill a cavity that has long languished in Omaha's core.

Im glad somebody has some big plans there ....but that's a very bulky building! Looks like this could easily be 40+ floors. The podium is way too massive. Hopefully, this isn't the first rendering!

Marketing package was put together. Elevation on the 4th page show the height at 430' measured to the top leasable floor.
