Stoney Creek residents concerned about King Street development

by Kevin Werner | November 25, 2016

A proposed four-storey condominium development on King Street East has area neighbours concerned about the expected traffic problems it could create.

The proposed 48-unit development is located at 261 King Street East, west of Green Road. The property, where a single-family dwelling now sits, is right where King Street “curves” before it gets to Grays Road.

“My biggest fear is allowing parking on the curve,” said Paul Martini, who lives in the area.

Stoney Creek Councillor Maria Pearson held a public open house Nov. 10 on the proposal that is being made by JAN Development.

Pearson acknowledged the estimated 12 people who turned out for the meeting at the Stoney Creek Municipal Service Centre, talked about traffic and parking issues. They also said there were no sewers on the property, but Pearson dismissed the idea.

She said years ago the property had been approved by Stoney Creek council for a 12-unit townhouse development, but it was never built. At the time Pearson did support the townhouse proposal.

“(The development) is not unique to the area,” said Pearson.

She said residents should understand that developers are not going to construct a few houses on such large properties these days as they did decades ago because of the provincial government’s Places to Grow plans that include increasing municipalities’ density.

Pearson can point to other large-scale townhouse developments within residential neighbourhoods in her Ward 10 ward that have proved to be successful.

She said the 261 King Street proposal will have underground parking to accommodate all vehicle needs. Car share will be available at the site, and the proposal is located on a transit route, with a bus stop a few blocks away.

Wow, I am reaching to think of a development that is as unimaginative as this proposal.

The dude cooking on the little barbecue seems like he's enjoying it.

I look at this... and think "do my eyebrows need a trim?"

Much needed density, happy regardless of how it looks, not looking to complain.

Looks kinda Scandinavian, Ikea furniture will pair very nicely! Honestly I don't mind the look of these but $500,000 starting price seems absurd!

they start as 800-900sf units so it makes sense. These will likely be 2+den units. an 800sf unit for $500k is $625/ft, which is very, very, very low for a new build condo. It actually shows how this can be a quite affordable way to build.

The density is indeed good here, but it's only 32 units, not massive. Better than nothing I guess.

Could be a lot of demand for those charcoal bbqs with 32 units. Hope they have at least four more hah.

I guess this is really no worse than any of the mid-20th century 3-4 floor walkup apartment buildings you see all over the city, though I prefer their brick facades rather than the panelling. Some of them may end up looking just like this if they're re-clad.

Set back from the street these won't be that prominent either.

Except all the horrific surface parking. These are more akin to those 1970s "walk up" apartment blocks surrounded by asphalt.

I mean this is suburban Stoney Creek, surface parking should be expected to a certain extent.

It SHOULD be shielded from the street though. Right now these buildings "front" onto the private driveway and but their sides to the street. It won't be a very attractive development from King. There definitely shouldn't be surface parking between the buildings and the street.

Hopefully those trees at the front of the lot don't all get cut down. Some will to make way for construction equipment, but if they can keep as much as possible (especially the bigger ones) it will help hide this and its parking lot.
