man, don't know about that. we do everything here to prevent construction. in cities that are more moderate, like los angeles, you're seeing a much more radical transformation. in full on pro-growth cities - like miami or houston - we have truly radical transformations. the most insane one in north america has to be toronto. they're just a notch below china up there, we're talking ~20,000 units a year. san francisco will get to ~4000 units at the top year of this cycle, which is pitiful, considering the crying need.
