Especially as “uptown” or whatever we want to call that gap of downtown fills out, I think it’ll start to bleed into this portion of the city.

It has to, soon. Or otherwise, young professionals will end up renting these places anyways. Rent around west campus is expensive for students, but compared to downtown, it's remarkably cheap for someone who works downtown and wants to live close.
