There is another spot, just east of there, that I wish I could get my hands on (for $1 of course) to develop into something three or four stories. There is no reason you should ever have surface parking anywhere in the downtown core, the space is too valuable.

You could have a small development there with retail facing Duckworth and then attached housing going up Prescott.
