I want to be to one to do it. Up-scale apartments in that area go for $5,000+ per month. Perfect location for a residential tower. Your in walking distance to Times Square, Central Park, TWC, and are smack in the Manhattan CBD.
I've just highlighted the plot on my map. A Hampton in such as that should not be difficult to attain, and it's probably dirt cheap in developer terms.
