The floorplans for the Pearl Parkway North and South are up at leaseatpearl.com, and looking at retail spaces up to 9,500 sqft (there are two retail spaces over 9,000 sqft), I realized that within all this talk of a downtown grocery store, there hasn't been much talk of smaller independent grocers, or independent specialty shops (cheese, bread, etc). I know Hippo's was thinking of this at the 1221 development before all the legal stuff stalled the project--or was that somewhere else? You could argue the CIA bakery is already a specialty goods retailer for residents, I know a lot of people who buy bread from there.

Anyway, I just think it would be very feasible for an independent grocer to operate out of Pearl with the housing base being created there, at 1221, and the Mosaic project. And, it would be a lot more urban than a big-box H-E-B.
