I think the problem with getting rid of the building is that it contains 2,841,511 sf feet per Wiki. So it would not be economical to knock down, because most developers would not make be able to make money unless they put up a much bigger building, and they would not be able to fill a bigger building. It's probably why the big boxy building (and in my view, very ugly) on the water in downtown, like 55 Water Street (https://en.wikipedia.org/wiki/55_Water_Street ) will probably never be demolished. I also hate One Penn Plaza , but I don't think it will ever be demolished but I read that it may be reskinned.
