I think the residential there would be snapped up quick. It's bound by City Hall and RRC, right by OMS and lots of restaurants and shops. Some people prefer new builds over heritage conversions, and outside of Waterfront Drive there's been precisely two new residential buildings in the Exchange, only one on the west side (new Boyce Lofts).
