Seems like 4 stories is the going rate right now on River North.
Here is a recent proposal (to HDRC) for 25,000 sq. ft. of office space along 4 floors. It will be right across 9th St. from the Wyndham Hotel but have an address along Arden which is the street that makes the "Y" with 9th that ends up looking at Steve Browne's tomato garden.

It doesn't seem like much, but with these two going up right up next to St. Mary's, Edwards Aquifer Authority offices expansion going up (under construction) and Generations FCU building on the other side of 35, it'll add a bit of that new building smell to N. St. Mary's to make it a bit more inviting to the possibility to more investment in the area.
