I realize that Asper's mall is only a small percentage of the total Polo Park area but the area keeps growing by manageable amounts. 20,000 sq ft for the new Hockey store is manageable, 650,000 sq ft for a new mall similar to Polo Park Shopping Centre is not, in my opinion.

I don't get it. Why not?
