In terms of land use, it does seem underutilized with half the property being only parking.
It looks like they are planning on gutting the existing building/warehouse on 6th & Ave B and turning that into a 2 level(?) garage.
The site map appears to show they own a 1/4 of the block across 6th as well. Maybe there's a chance to expand in some way in the future?
