I've always thought that the area south of MLK where the street grid shifts direction was where downtown starts. The heart of downtown is really south of the capitol but I hope once this "north capitol" area starts filling up with development, that it just feels like an extension of downtown rather than a distinct neighborhood between downtown and campus. Perhaps that will be the case whenever Brackenridge is redeveloped and the Texas Mall is complete, and hopefully those parking garages on San Jacinto/Trinity can be torn down and replaced with a vibrant neighborhood.
