This is kind of a deja-vu moment. Southland Corporation (7/11 stores) had a mega development planned for the same real estate back in the early 1980s. It was a similar go-go moment for Big D, but the only thing that came of it was the signature Southland Corp Tower. I think maybe Dallas is mature enough today to get this built. There is much better infrastructure (DART rail and vastly improved North Central Expressway) nearby and lots more nearby high-end residential.
