This is the giant Extell site west of Times Square.

Something like this would work better as a residential tower.

Thanks for the info.
So for now, I guess a cigar is still.........:D But yeah...definitely resi. And I do enjoy looking at the render with the Big Three well-integrated in there. Very professional. The reasons why most likely need not be rehashed here. |
What a great looking building. Too bad it's highly unlikely to ever be built.
|
Reminds me a bit structurally of IM Pei's Grand Central concept. Except even more expensive to build haha.

I love the design overall—the facade has such a nice texture to it—but I agree with NYguy. It would realistically only work as a residential tower. I just don’t see office tenants ever wanting to go back to multiple small floorplates when they can just lease one big one.

This is actually a massive development site, owned by Extell. Used to be a joint venture with Related, but Extell now fully controls the site.
Supposedly they're planning a Broadway theater at the base topped by a very tall condo-hotel tower. In the last few weeks, they've filed additional permits to demolish the remaining buildings on the site. Hopefully there are more details soon. |
nice...

I sincerely hope Extell builds something like this. Would be great for Midtown West.

“The experimental minds of RB Systems have published a new concept for a plot of vacant land at 265 West 45th Street, in Midtown West, and today YIMBY has a first look at their sky-high renderings. As Manhattan begins to embrace taller and slimmer supertall towers that meet the intense demand of the residential market, the proposal explores how office space could take advantage of the same emerging typology.” - NY YIMBY
Have you ever heard this proposed supertall coming up in New York? |

Not spamming, I just made a mistake and I wasn’t aware that I accidentally put this in the Building & Architecture thread and I should have put this in the Proposed Thread. Oops. Sorry. |
This tower is currently on-hold. It's owned by Extell, and will supposedly be a residential/hotel tower, with at least one Broadway theater at the base.
It's a huge site, they have massive air rights, and they're taking advantage of Broadway theater development bonuses, so the tower will be huge, but I don't think we have any specs or released renderings yet. |
The 265 W 45th project is now part of that category of projects that have disappeared from radar and of which traces have been taken for a long time, such as:
- One Park Lane  - 80 South Street  - 360 Tenth Avenue  - 31 West 57th Street  - 151 East 60th Street  |
These stalled supertalls will probably commence in the next economic cycle.
