this is awesome.. will completely transform that area. Sandy Springs making big moves and doing it right. that park space is fantastic and love the performing arts center incorporated into the development with retail and office space.. get it done!

Forsyth County Update:

Northside Forsyth:
I noticed a tower crane at Northside Forsyth this week, from 400. I'm not sure how long it has been there? It appears as if they are building a $48 million expansion that will add shared operating rooms and 16 new beds. Northside Forsyth will have 229 beds after the expansion. Are they adding floors to the existing building or building a new building? I can't find any renderings showing a new building on their campus?

Parterre on Big Creek:
Prepare for another Avalon, just a few exits north on 400 at McFarland! RocaPoint Partners is planning a 134 acre project, designed in the tradition of English and French garden cities, with 280 apartments, 150 age-restricted units, 92 single family home lots, and over 500,000 square feet of shops, hotels, and office space. It will be a market built around a town green and will connect to the Big Creek Greenway. The developer said this project will advance smart growth in metropolitan Atlanta, learning from and following the successes of projects such as Avalon. “Avalon proved there is a desire for a pedestrian-oriented mixed-use development in the suburbs.” We also believe Forsyth is ready for this type of pedestrian-friendly mixed-use development.

Northside Forsyth:
UPDATE: I can now confirm, they are adding new floors to the roof of an existing 5-storey building. I see two new floors added (6th & 7th) and it appears as if an 8th floor could start construction, soon. It's not easy to photograph. It's visible for a short time on 400, since it's in a low elevation location. Still, no renderings (that I can find). I'm guessing this will be the tallest building in the county, when completed?

This tract of land has been marketed for a while (they tried to get M-B). I wonder why they're coming out with this now? Seems like a blatant reaction to the 1117 Perimeter Center Proposal.

There are at least 5 large scale proposals on the drawing board in this area with towers planned:
1) Dunwoody Crown Towers ,
2) 1117 Perimeter Center
3) High Street,
4) Northpark 100
5) Abernathy 400


I foresee many of these developments doing a Phase I with a scaled down first tower/building and master plans not being realized for decades. But, it doesn't hurt to dream and try to reel in a big one.

I think I know why - Marriott, who just announced a merger with Starwood, is seriously considering Atlanta as a possible site for a massive corporate relocation (potentially 3,000+ employees). I believe all of these Sandy Springs/Dunwoody developers know their sites are in play and are trying to get the zoning required to close the deal. This is just a rumor, but several people are discussing it behind closed doors.

imo, this has been the most impressive and well-designed plan yet, by far.

It looks great, and whenever that strip mall to the north is redeveloped (probably a long time from now, but still) that "private drive" will probably become a proper street. Those super blocks are slowly becoming a grid. I'm telling you guys, that part of Perimeter is going places... good bones and the will to do something with them. It may have super blocks, they're arranged in a grid, which means private developments like this and Perimeter Place (where Target is) can eventually fill them in with streets.

Northside Forsyth Expansion: 1-20-2016
We wanted to look for snow. It rained at work (no snow) and there wasn't any sign of snow at the house, but neighboring Forsyth County did have a little sleet or snow on some rooftops. Not much, but we didn't go any further northeast. I thought this photograph would look nice, but it is extremely blurry. I don't go to the lake much, during the winter. So, this is the first time I was able to take a photograph of this construction project. They have made a large amount of progress, since I last reported on this. It's now possibly topped-out and I see cladding. Though it's in a low elevation area, this building is very close to 400 and is clearly visible, along with the crane.

The city of Cumming now has an 8 or 9 storey building: (9-storeys with stair tower)

That's interesting. This seems to be trend for training facilities to partner with healthcare organizations. I suppose it enhances the Emory brand.

This seems to be a little more than just a marketing partnership. Emory's entire sports medicine group will be located at the building. But there is no doubt that several hospitals across the county have bought into marketing by affiliation model with these training facilities and this deal has that component as well.

This facility is only part of the 60 acre land that Emory purchased at Executive Drive. I suspect they'll be working on a larger master plan with other groups locating to the area and possibility building some form of a hospital or surgical center.

Executive Park:
I made a trip to this area, a few days ago, and there wasn't much to report. The main entrance sign actually has Emory on it. Speaking of signs, I could see signs posted on Executive Park Drive by the City of Brookhaven and I found the 310-unit apartment development, under construction.

A tower crane is rising at Avalon, right now! I'm guessing it's the 10-storey Microsoft Building?

I know the Towers at Northwinds was to have the first high-rise in the area, but it appears as if Avalon (Hines) will win the effort to build that first high-rise. Over the winter, a beautiful grand entrance was constructed at Haynes Bridge Road and 400 (directly in front of the ramps, as you wait at the traffic light), complete with a few streetlights, but it's just a short road to nothing. Work stopped and hasn't restarted. I can tell that development will be nice.

Since I live near Avalon, I go past it frequently. However, it's rare for me to be on Old Milton Parkway; so most updates from me will likely be from 400. As I reported earlier, there is a crane at the site. You can see the concrete columns from 400.

The Towers at NorthWinds:
I haven't seen much posted on this project, which is also near me. It includes office space, a hotel, and retail space. I watched, over the winter months, as workers completed this really nice entrance and a very small stretch of road with attractive streetlights. Work stopped, so "The Towers" are likely waiting on a tenant?

The Towers at NorthWinds:
Most of the trees they planed along the entrance are dead and have been for some time. Now they are watering them. Looking at the size of the trees, they were likely very expensive.

Sugar Hill Update!

EpiCenter - Downtown Sugar Hill:
The lonely City Hall and its bowl could soon have neighbors. A 150 key upscale full-service Wyndham hotel, condominiums, office space, a possible Trader Joes, a 350-seat movie theater, a 20,000 square foot conference center, live music venue, an independent living facility, and a gym will be constructed next to the new City Hall. This city is working hard to transform itself, with up to $300 million in projects in and around its downtown. The city is also planning a 16.5 mile Sugar Loop Greenway, connecting downtown to parks and the river, as the city's “signature project” in a SPLOST that will be on the November ballot. JWM Ventures is involved in the downtown EpiCenter project and has worked on similar projects in Brunswick, Milledgeville, Thomasville and Valdosta. What is currently under construction will cost about $36 million. I think the hotel and conference facility are in a second phase? Macauley Investments is also working on a project, across from EpiCenter, that is expected to cost more than $60 million. EpiCenter is expected to open in Late December 2017.

The new office tower at Avalon, in Alpharetta, was topped-out about two or three weeks ago.

Workers are removing the tower crane from the office tower at Avalon. It's about half-way down. There is another tower crane at Avalon, not far from the tower crane being dismantled. I've noticed the flashing warning lights are turned-off on that crane and its been there for a while, without lights. I'm guessing that tower crane is for the hotel and conference center?
