Bid proposals have been released today for the redevelopment of the Tom Green Water Treatment Plant and Austin Energy Electrical Substation in downtown Austin. Five companies are bidding for the project that will add hundreds of thousands of square feet of mixed use space including up to 1,000 condominiums and apartments and even a brand new downtown full purpose grocery store.
The City of Austin is expected to select a proposal in June. Construction would start in about three years since the aging water treatment facility would have to be replaced. Quote:

I've also added some more information above each rendering in my first post above that was released today in the print edition of the article. Three of the proposals have a 55, 54 and 41 story tower proposed. The other two are proposing 36 floor towers for their tallest. Also, in this rendering you'll notice they also included a silhouette rendering of two other buildings to the right. The tower on the left is the 30-story ~450 foot Museum Tower. That will be a 500,000 square foot office tower. To its right is the W Austin Hotel & Residences which is under construction now and will be 478 feet tall with 37 floors.

It looks to me like Shoal Creek is also going to get a Make-over judging by that one rendering that shows the creek with 360 in the background. Just think Shoal Creek could be the more natural version of a riverwalk through downtown and Waller Creek would be the urban built up version.

Yeah, I meant to say the Museum Tower is the AMOA block. The Intel site is where the new federal courthouse is going. As for those two buildings I mentioned, you were right, at least about the residential building. I went back and looked at the diagram that Stratus had included in their presentation. The 292 foot building is a residential building. The 257 foot building is a hotel though. The 223 foot building must be the office building. That building isn't shown in the skyline rendering. Oh wow, it's Austin's version of the Hudson Yards. This city really is experiencing a historic boom.

I have hard time understanding this this boom. Despite of the current U.S. economic/financial situation, these amazing major project announcements just keep coming. And the biggest proposals announced over the past three years continue to break ground and are often even bigger than the original plans.

Wow that looks awesome. The architecture is really bold too, often these mega projects seem to use a bland post modern aesthetic so that it "blends" with the surrounding community. Can't wait to see this get underway, I hope the market holds out and rebounds for this fully built out.

i don't like the trammel crow proposal... i hope those pictures are rough images and not exactly what they will look like. i would've liked the stratus properties much better... very modern. but we'll see how the trammel crow buildings will pan out in the future.
i especially liked how the stratus properties included the rest of downtown. so you'd get an idea what it would look like. for whatever reasons... i guess the city just wanted another 700 footer. i see will wynn everyday where i work... maybe i'll let him know about it. :D |

also forest city... one of the proposers for the greenwater treatment plan has also a building included in their powerpoint. the building is called Ovation and was proposed for 6th and nueces. they also happen to be the firm that designed 360... and it's telling by the architectural structure that it's by the same designers. here's a link to the renderings. http://images.google.com/imgres?imgu...%3Den%26sa%3DN

I like the green building techniques, but man, they have got to work on those designs! They look like Sim City buildings. :yuck: The solar array seems like a waste of land also.

The Green site seemed to be pretty deserted have since the plant was decommissioned. But last week I noticed there was a lot more activity. By activity I mean people at the site. I have no idea what they were doing because it looked like they were doing a lot of walking around.

Isolation of utilities tied into the plant has been going on for a couple months already. Actual deconstruction of the plant will begin within a month or two.
The solar array is on top of the electrical substation that serves Downtown. The substation will not go away, although the footprint is being shrunk to make room for the new Central Library. The solar array was just a concept in the RFP submission and will not likely happen unless Austin Energy decides to add more solar to all of their properties. |

I'm real glad the city went with a developer who can self finance this thing if it comes down to it. I really hope this all breaks ground next year.
Do we have any idea of a development timeline? Would it be like city center in Vegas where everything is constructed at once? If this and T. Stacey actually get off the ground.. oh boy we will be cookin. |

Green Plant & Seaholm Substation Redevelopment: 50%-Well, what you got to do with a abandoned plant and substation? We Austinites and Austonians don't want filler or filth in our skyline, especially when it comes to abandoned stuff. This thing might be too much to City Hall, so there's a "low" percentage. |
I was downtown today and just happened to drive by Green. They've just recently demolished the water tower. It was a bit of a surprise seeing it laying there. This water tower was 83 feet tall.
