Koontz McCombs is developing the lot they own across the street from Trinity. It's a decent amount of new units for that area.

What does this project say about Koontz McCombs? They have no interest in getting back in the condo market. They're tired of paying taxes on an empty lot (or maybe a tax rebate is expiring). They are worried about interest rates rising. They have no imagination.

I don't know, I think that lot deserves more than a generic concrete building. I guess they tying into the wonderful building that is caddy-corner :help:

Oh I definitely agree. It should have been taller and gorgeous, as it would have been seen for miles. But I'm content with what it will be.

I assume you mean interpret?

If so... it either means one of three things:

1. They want it to blend in with the unevenness of the area around Hildebrand so, part of the first floor of units in the building will be even with an entrance of sorts and (perhaps) parking will be on the "first" floor from the back or side (if the back or side is lower terrain than the front.) So parking will be "direct" access, and not "underground". Kind of like Drury in Stone Oak.

2. (Nothing to do with blending) It is covered parking or attached garage parking so the tenants will not have to go outside.

3. (Again nothing to do with blending but only the "direct access" part) - It is reserved parking per unit so if you live on the first floor, there is direct access to the parking area (lot or garage).

Could be none of those... just my take of what it could mean.

From the looks of the rendering though, it does look like the left side of the building (from our POV) is even to the roadway and the rest of the building is technically 6 floors with the 1st floor as parking.

The renderings look really good. I like it but I feel that if they would include more limestone, it'd complement the area a lot better.

Here's a photo I took of the site from the ToA way back in 2007. The building would be dead center in that grassy lot behind the Alamo Stadium parking lot. Will definitely have a good view of downtown from there.

Already being cleared!

Does anyone know what Koontz McCombs are building at 410 @ West Ave right behind Castle Hills next to a creek? Land is already being cleared.

I was wondering the same thing last week. If I had to bet, I'd say apartments...but I have no idea. Will be curious to see what it'll become.

A few years back a lot of people on here where hyping up that spot for a highrise, it's too had that didn't pan out. :(

Cool, thanks... So this 410 & West project will not be to far from City Vista. Looking at google maps looks like it will be across I 10.

Drove by this morning (sorry, no pics).

Topped out. Still needs exteriors and finish out.

Peeks out at you from 281 downtown. Makes an area that is primarily single-family look dense as it forms a visual connecting wall between residential tower and trinity.

I'll take some photos sometime this week.
