The city took steps Wednesday, over the owner's objections, to save a vacant 1949 warehouse downtown that recently was the site of a fatal fire.

Members of the Historic and Design Review Commission supported a finding of historic significance for the original portion of the old O'Krent Building at 300 San Pedro Ave. The issue still must be considered by the Zoning Commission and the City Council.

On Jan. 17, a homeless man died in a fire in the rear of the structure. The building was appraised last year at just $100, while the land was valued at more than $1.5 million by the Bexar Appraisal District.

Charles Plunkett, president of Artistic Builders, who's working with the owner on plans for a new storage facility, said he's under pressure from police, the media and neighbors in the area to tear down the old flooring warehouse.

Not exactly the most beautiful building.

It's really not, but I can see potential with that building... well, at least the corner entrance area that they are interested in saving.
The part I'm most concerned about is them turning it into a storage facility. That's what the council should be putting a stop to. How is THAT supposed to spur any type of growth in that area?
In a few years, I can see a great mixed-use mid rise witht the entrance still in use. Kind of like this one that was being built when I lived in NoVA.

That whole section of San Pedro, is just tragic, it needs to be totally redone. The only thing new in that part is the Jack in the box and a few houses off a side street. I dont see why they want to save that building. It will just sit there for many years to come...

Well this building is item #26 on the (City Council) agenda today; the owners of the building are working with Lake|Flato to create a look like the Full Goods building. I couldn't get a hold of the rendering but it did keep the corner entrance, or at least redid it to look like it. They mentioned mixed-use with high residential use where the warehouse is/was. If the council votes for denial, it would allow the owners to move forward as finding it historical would not allow them to redevelop within budget. This project would be huge for the redevelopment of the San Pedro Corridor.

Also on the agenda were more funds for Steel House Lofts. Funds up to $700K were given and SAWS fees were waived and hopefully that was enough to close the gap for the owner so that he can proceed with finish-out. The 69 units will be market rate/$1.34/sq. ft. and will contain retail space for a market/deli. Permits were pulled for the entire project this week; pool, cabana, mail room, car ports, and the apartments and additions. Hopefully we get some action over there finally. PERMITS Also, Cevallos Lofts were "reprogrammed" with alot of money. It would be nice to get NRP moving on this project before Hemisview is done.

Edit/Update: Councilman Cisneros motioned to deny finding of historical significance. She showed tremendous support for the owners of the building and told them to move swiftly in bringing the building back to life. The council supported her unanimously.
