The location right next to the highway interchange means the view won't likely be impeded for a long time. So it's smart to take advantage of it regardless of how much property they own nearby. At the same time, if they build something smart it sets a positive track record for people wanting to be involved in any future developments on their other property.

When do they usually start putting renderings out for HDRC submissions? The next meeting is on the 21st, will we likely not see anything before then?

We likely won't see anything before then, and even at the HDRC meeting I'm guessing they will just show a rendering for massing, not design.

The massing rendering will still be interesting to see.

Very modern and at 260 feet I’d love for this to be built.

I kind want them to make it taller, like split the top part in half and put it on top of one another.
But I don't hate it. It's current.

Possibly. It would also make it one of the tallest buildings in the city for sure as well, maybe they didn't want that.

Is that a massing model? Hopefully, because in its current form it looks like something you'd see coming into Houston on I-10.

This first one is the Grand Hyatt. If approved, the next one will be Hemisfair. And now? I feel like we are just settling cause of the height.

Wrong. I like the design and the height. I think the rendering makes this look more wallish than it is. That lat is not big at all.

As for the suburban Houston comment? This interacts with the ground level very nicely. The HDRC has asked to make it work even better for the pedestrian.

If this was proposed for Houston I’d agreed. San Antonio has to start with something “basic” modern. Not every building will be the Frost tower.

I disagree. I've heard this tired refrain "We can't do that here, this is San Antonio" my entire life. It's nothing but a self-fulfilling prophecy. we don't need to build a modern building in 2018 that is no improvement from buildings that were built fifty years ago, like this one:

This is a modern design, but if they improve it I am all for it. That said, I’d love it built as designed.

According to the presentation it will have 18 occupied above ground floors. The rendering looks to be missing two hotel levels. The 20 floors not including the mechanical level breakdown as:

2 - underground parking
3 - above ground parking with retail on the first level
4 - office
1- amenity level
10 - hotel
