Saskatoon | Highpoint - Condo | 62M | 17F | Proposed

Broadway Bridge

Highpoint

Municipal Planning Commission

I figured this project deserves a thread of its own. I put the word "condo" in the thread title because "Broadway Bridge" looked a little silly/confusing.

Looks like sales will begin in May.

It's terribly uncreative and quite confusing - they are appropriating the name from the actual Broadway Bridge which is just footsteps away, lol. I personally don't get why they chose that name.

skeet1991 Apr 8, 2019 5:31 PM

Name

I think it's genius. Here we are, all discussing it. Fired up about it or otherwise. Isn't that the point of a name (especially when you're trying to sell something...)?

I think they were going for Broadway "Bridge", as in bridging Broadway to downtown. They must have anticipated us locals being divided on the name, but I'm sure that's the point. This would have been approved at multiple levels, including by Vic Majors, I'm sure.

No publicity is bad publicity, really. :)

This is what came to mind for me too.

I get why some people don't like it. But really, who cares?

My only concern is in seeing the project built, and it being of the finish and quality that I expect from the renders and based on UC's past work. They can name it what they like and it makes no difference to me.

prairieguy Apr 8, 2019 6:10 PM

Fair enough....I just think it demonstrates an incredible lack of creativity when an existing landmark is already known and referenced as the "Broadway Bridge" ...even the Broadway Bridge Tower or Broadway Bridge View...something else to discern it from our beloved Bridge.

In other news....it appears they are prepping the site for sales. I noticed the No 1 Riverlanding sales centre trailer is on the move today and I saw signs posts going up on the Broadway Bridge site.

Wyku Apr 9, 2019 2:41 PM

"Hey! Where you living these days?"
"I just moved into the Broadway Bridge!"
":sly:....tough times, eh?"
:haha:

I'm sure the building will be fantastic, but I also question the reasoning behind a name that will cause unneeded confusion.

YXE Apr 9, 2019 3:16 PM

Very anxious to see how well this one will sell, considering Meridian is only about 50% sold after all this time. As I've mentioned before, it is my understanding after speaking from a No1 RL rep that Urban Capital et al. aren't definitely aren't expecting to sell out in a weekend again. However, at what point will it sell well enough for them to consider a third development on parcel D/E? Anyone with half a brain should recognize that land (i.e. river facing) is far too valuable for an arena that would take up a very unique opportunity for residential units. I would love to see a mixed-use Urban Capital building, something similar to the Mckenzie Tower they recently announced for Edmonton. (I know it's too upscale for Saskatoon and that we already have an Alt Hotel, but I'd like to see a similar concept. But instead of hotel and residential, maybe commercial and residential)

alt_center Apr 9, 2019 5:29 PM

I have posted these sentiments before but I predict that "Broadway Bridge" will sell faster than Escala, for a couple of reasons.

First, I think the Escala is more upscale and therefore probably more pricey (per sqft). Also, Escala contains a number of "town homes" (i.e., street level units with direct entries), which is a different product than upper floor condos. I also think that except for units on the top two or three floors, the Escala views will be "meh". In fact I think that most every Escala unit with a decent view has been sold.

I also think that the Broadway Bridge location is better. Because condos start on the 4th floor, every single one of them will have a good view (unlike #1RL which I think contains many units with not-so-good views). Of course some will not be river views but I think they will be good views nonetheless. The river views will be fantastic (better than #1RL IMHO).

Maybe Broadway Bridge will not sell out in a weekend like #1RL but I predict they will sell 3/4 of the building at their May launch. I hope my prediction is accurate, because I am 100% convinced UC/VM will do another project, perhaps by the farmers market, if Broadway Bridge is a success. (I cannot see an arena going onto that riverfront land.)

Echoes Apr 9, 2019 5:55 PM

I would also suggest that 50% of units in Escala being sold before the old church has even been knocked down is a pre-sale success.

Totally agree. After all, they are proceeding with the project, and the product is unique (IMHO). Its a win/win.

The name is awful IMHO.

There is a photo recently posted on Urban Capital Facebook page of a night shot of river landing area with their old sales trailor making its way across the Idylwyld Bridge. The captions says:

"While you were sleeping, our No 1. River Landing (Saskatoon) sales centre was taking a trip across the River to our next big project.
We'll see you in May. Stay tuned for more info"

Not sure if it is on site yet, but I did see a few guys prepping an area for sign...they actually had the large frame for sign on site, but then when I went by later it was gone. Maybe they needed extra equipment to dig the holes??

alt_center Apr 11, 2019 12:31 AM

April 10 Picture:

Looks like they're gonna set up the showroom right on the site... which means that digging is a while off yet. (We're getting a bit spoiled here after decades of drought.)

YXE Apr 11, 2019 9:14 PM

I have a memory of John Nasser saying that digging would be about "a year away" back in January or so... or around then

prairieguy Apr 12, 2019 2:44 PM

I believe their intent is to have sales centre open in May, so depending on how that goes may impact timing of shovels in the ground. I would not expect to see anything happening until Fall if even then.

Hoping sales go well for this project. It will be interesting to see what demand is like for this. Personally, I would prefer this view to No1 Riverlanding condos. You get the river view but also the view of downtown 'skyline' (which actually is quite nice at night....had friend who lived in Riverwalk Condo and his views were spectacular!)

Haha....well I am happy with name change, but they must have done a rush job on the editing of their website page. "located at the top of Highpoint...." use to read "located at the top of the Broadway Bridge...." I am not sure where this mythical Highpoint entrance to Nutana is.... :haha:

I am actually really surprised they changed the name...there must have been significant push back on the original "Broadway Bridge" name. But good for them for responding to the community!

alt_center Apr 16, 2019 10:01 PM

I was no fan of "Broadway Bridge" but I don't like this much better... feels rushed and unimaginative. Believe it or not I actually feel like they tried for a "offbeat, cool, in-the-know" kind of vibe with the name "Broadway Bridge" (even though it was almost universally panned).

I created this thread but I assume a moderator must change its title (I don't see a way) so if any mod sees this, please change it to something more appropriate.

That's really funny. Must have just entered "Broadway Bridge" and used the "replace" function. No such thing as too much proofreading.

prairieguy Apr 17, 2019 3:17 PM

Yay....tennis nets up! I know what I will be doing this Friday!

Not to be too picky....but the view would actually be more from the top of the Broadway Bridge, but your photo still provides excellent perspective of the view!! and yes...beautiful.

We’ve taken note of the raging debate on a number of internet sites about the merits of naming our new Saskatoon project “Broadway Bridge”.

To be honest we had some internal debates as well. But what synched it for us was when someone told us that naming our building Broadway Bridge was like them coming to Toronto and naming a project “CN Tower”. Yup. Good point.

So welcome to our new name - “Highpoint”. BB, it was nice while it lasted.
They're listening, you guys. :)

That's great. Don't mind the new name, but even if the originally called the project "The Bridge" or "BB Tower" or "B2" that would have been better.

YXE Apr 19, 2019 2:47 PM

A friend of mine who is connected to this project confirmed to me that the idea of this is to be cheaper and appeal more to the younger crowd than RL#1. I would imagine floorplans will be released soon, given how they intend to begin selling at the end of May.

prairieguy Apr 22, 2019 8:15 PM

Although they were not specific, at the community input meeting for the project the question came up about pricing and the developers at that time said similar to No1 Riverlanding and emphasized the quality of material and design to be expected.

So...I am thinking it will be on par with No1 Riverlanding, but maybe the market has dictated a bit of a reduction in pricing. I guess we will know in a few weeks.....

prairieguy May 10, 2019 7:07 PM

As of a few days ago, the rendering of No1 Riverlanding has been removed from the 'sales trailor' and replaced with a rendering of Highpointe. I believe work is also progressing inside for their new sales centre.

I could see this being ready by months end for them to initiate their sales pitch. So curious to see what response will be. Like Ricopedra, I think this is a more attractive location then even No1 Riverlanding....right on Broadway, River, view of downtown skyline...may have to actually consider it!!

Broadway condo tower on track for $2.4M property tax break
Developers of $50M project apply to Saskatoon city hall program to develop vacant lots

PHIL TANK, SASKATOON STARPHOENIX
Updated: May 14, 2019

A Saskatoon city council committee unanimously endorsed a five-year tax break worth an estimated $2,365,350 for the 17-storey condo building planned for a vacant lot on Broadway Avenue just south of Spadina Crescent.

A City of Saskatoon report says the project received the maximum points a project can receive under a program designed to encourage building on vacant lots.

The $2.4-million abatement includes both municipal property taxes ($1.4 million) and the provincial education portion ($924,410).

Bess means the comment you highlighted from my post....we were both discussing the project at Clarence and College....not Highpointe. But, the "calm prairie views" is kind of weird....maybe "expansive prairie views" or "prairie horizon views"....think they may need a local person on their marketing team! haha

The Bess May 16, 2019 4:42 PM

Here's a recap for you

1) Escala - 7 floors - Meridian Developments - University Drive
2) River Terraces - 12 floors - North Prairie Developments - College & Clarence Ave.
3) High Point - 17 floors - Urban Capitol - Broadway Ave.

Hope this helps

end of month for sales to open??

It does look like they are wrapping up renos to the sales trailer. Haven't been able to get a good look inside, so not sure if they are dramatically changing the 'show suite' that was used for No1 Riverlanding or not.

roryn1 May 24, 2019 6:30 PM

Highpoint's changed all of their marketing so that it sounds like nothing will be sold until the fall now.

prairieguy May 24, 2019 6:54 PM

Yah....kind of mixed message on website that says "coming this Fall" and yet also encourages people to register for "launch coming soon!"

I have never heard that UC did not do a market/feasibility study and find that super hard to believe. A company of that stature and reputation had to of done their homework. Although, I do think the response to No1 took everyone by surprise!

You can tell that work continues on the interior of the sales trailer they have set up with the dumpster at the front door. I cannot wait....maybe I need to get a unit that looks down on the saltwater pool terrace and over looks the river and downtown...how sweet does that sound!!! :D
