Kelowna Construction
 
A large chunk of land that is prime for redevelopment in Kelowna's downtown is currently occupied by Tolko Industries. Speculation has it that they won't be around after their lease on their land expires in a few years.

This would be an excellent blank slate for urban renewal in Kelowna.

Its been awhile since we have been informed about the Kelowna and Okanogan construction. Probably since last August when Mackeast went east, and wisla jerkoff (? Smirnoff or whatever) quit posting here. Any news on Kelowna construction would be most welcome!

The same thing was reported several weeks (if not months) ago. I believe it was sort of true, depending how you looked at the numbers. I'll try to find what I'm talking about.

I found what I was talking about over at Skyscrapercity.com. They have a pretty busy Kelowna thread over there.

Anyway, the national media was saying Kelowna was the 2nd most expensive market back in November, 2006, but there was something amiss about their ranking because (as usual) Victoria was left out. They were saying #1 was Vancouver, #2 was Kelowna, #3 was Toronto, #4 was Calgary...

At the time, the average price for a SFH in Victoria was about $100,000 higher than it was in Kelowna.

The small B.C. city of Kelowna has become the second most expensive place to buy a home in the country, behind Vancouver, according to a new report.

A ReMax Canada survey suggests the average house price in the Okanagan city has jumped to $422,000 this year, up from $355,000 last year -- moving it ahead of Victoria, Toronto and Calgary.

The increase is the result of big lakefront houses, says Kelowna realtor Cliff Shillington.

"Every single property on the lake is going to be over a million dollars. We're selling land on the lake. An old knockdown, and it's over a million dollars. Let's face it. We're a lifestyle destination."

Another realtor, Alex Marriott, is selling a 7,000-square-foot mansion with a 17-car garage, which is the show home of a new development overlooking Okanagan Lake.

"These homes start at $1.5 million each and go up to $7 million and over."

Just five years ago, lakeview houses in the hills above Kelowna were much cheaper, selling for less than $200,000.

Marriott says wealthy people around the world are just learning about Kelowna, which he calls the "Riviera" of Canada.

"We are now getting calls from the U.K., Hong Kong, we're getting calls from Geneva, Switzerland."

ReMax is forecasting another nine per cent increase in Kelowna prices next year.

The average house price in Vancouver is $503,000.

Victoria's real estate board says the average price for a SFH in February, 2007 was $534,101. Is Kelowna really higher than this now? That's quite a jump since November, if true.

I would think that Fort Mac would be more expensive than anything in B.C. I'm not 100% sure but check it out cuz its crazy up there.:yuck:

That is awesome about the bridge! I didn't even know they were doing that. Last time I was there was August 2005 and it was the first time there in a lot of years that I didn't bother crossing the bridge for some sightseeing because I didn't want to deal with the traffic. Can't wait to see the new bridge. In fact I can't wait to go to Kelowna again. I love that city and basically all of interior BC.

Unfortunately with a baby being born last July there was no BC trip and this summer we are only heading as far as Radium/Fairmont because long car trips and an infant are no fun. Next year though I plan on seeing Kelowna again.

Plans for a new 21-storey residential tower in downtown Kelowna received a positive response Sunday from nearby businesses, residents and rival developers.
The building is proposed for the west side of St. Paul Street, just north of Doyle Avenue.
It would have ground floor commercial premises, two levels of parking and be topped with 18 storeys of residential suites. The development will receive initial consideration at the city‘s advisory planning commission meeting on July 17, with a later submission to the full council.
“I think the redevelopment that‘s going on around here is terrific,” said Phil Peacock of D.A. Goddard Land Surveyors, located in a St. Paul street office building. “So many downtowns are not much more than empty shells, but Kelowna‘s is seeing a lot of new construction.”
Sunil Attawane, who lives on nearby Clement Avenue, also gave the proposal a positive review after stopping to read the
notice boards posted on the site.
“I think it will give another really nice lift to downtown, add some more beauty and activity,” said Attawane, who recently moved into a single-family home in the area.
The proposed highrise is being designed by Points West Architecture out of the Lower Mainland. The notice board indicates a number of variances are being sought, including one to raise the maximum allowable height from 44 to 66 metres, and one to reduce the parking requirement to 169 stalls from 223.
It‘s kitty-corner to where the 15-storey,
57-suite Madison residential tower will be built, at the corner of Doyle and Ellis.
“This new building just underscores the fact that the Okanagan lifestyle means that a lot of people will be moving here in the years to come,” said Mel Kotler, one of the partners in the Madison building, the sales for which will begin in late August.
“This is all part of the continued evolution of downtown Kelowna,” added Dane MacKinnon, a partner in the 11-storey, nearly completed project The Lofts Downtown
on Ellis, where people will begin moving
into the 46 residential units within two weeks.
“Getting more people living down here adds to the business and to the culture of the city.”

My parents were thinking of buying in to Madison, but they didn't think the price justified moving out of their half acre lot up in Crawford Estates.

Kelowna is looking good. It's so cool that so many B.C. cities are growing so quickly. I haven't been to Kelowna now since 99 but I want to go soon. It will be cool to see the changes from the last time I was there. I will wait till the fall to go. Too hot now! :)

I always post my photos! I never had those ones so you'll have to ask the other guy for them :)

However, I am going to be going up island again before fall and take some of my own photographs. At what point I'll post them up on here for ya! :D

^ That's Centuria. It is by far Kelowna's best development to date. Retail at the base with a ton of units on top. I believe it's 16 stories.

^ That is part of the ALR (Agricultural Land Reserve). Kelowna took some smart steps a few years back and made most of the remaining farmland untouchable to developers. This is one of the reasons Kelowna's density has increased three fold. A lot of people don't like it saying that it is prime land that should be used for future developments. I, on the other hand, would have to disagree. Kelowna is full of underused, already developed land. Why go and destroy something that can't be replaced when there is a ton of it all along the northern and eastern parts of the city?

The Agricultural Land Reserve (ALR) exists right across BC, though, naturally, ALR lands are concentrated in the areas of the province with arable land.

We'll be thanking ourselves more and more over the years as the ALR land simultaneously acts as bulwarks against unchecked low-density urban development and an increasingly important source of food.

We have a significant amount of land in the ALR up here in Prince George, however it has little to no agricultural value. We are in the process of removing a significant portion from the ALR for some industrial development. THe process to remove it however is quite tedeous and there will probably be some protest from people down south about it but what do they care about northern BC anyways seeing as we are losing quite a few MLA's up here but that is another story.
