[SA] Lowe's, JC Penney, Circuit City, movie theater planned for the Southeast side

I'm glad the southside is finally getting some good stores. I wonder how much longer until a barnes and noble is built down there.

verbl Dec 7, 2007 5:51 PM

not bad at all.

jaga185 Dec 7, 2007 6:52 PM

Awesome!

Complex01 Dec 7, 2007 11:31 PM

Very nice they need to finish working on Goliad on that part. They also need to start working on the Military and 37 interchange, the current clove leaf set up is horrid. Nice to see more development.

Yes were is the borders or Barnes and Noble...

sirkingwilliam Dec 8, 2007 12:24 AM

I believe a bookstore is going in at the 400,000 square foot City-Base West at Military Dr and New Braunfels which is just half a mile or so west of all the retail at Goliad and Military Dr seen above.

jaga185 Aug 13, 2008 1:32 AM

I love how I posted in this, and I don't even remember it.

BigBird9 Aug 13, 2008 3:22 AM

Very cool. Typical suburban stuff, but I guess it's in an established area. Not to mention, none of that stuff (that i remember of) was anywhere near that part of town when I lived in SA in the early 2000's.

Glad to see the South side getting some new development.

sirkingwilliam Aug 13, 2008 3:33 AM

Aside from the HEB, Valero and Hollywood Video none of that was there in 2004.

Even the little shopping center with the Gold's Gym and Big Lots! was completely shuttered. No tenants.

Actually, that Walgreens was an old Burger King but in 2006 they sold their site to Walgreens and built a new Burger King, as seen, across Military Drive from their old site.

Also not shown is City Base West, a 400,000 square foot retail center at Military Dr. and New Braunfels Ave. About half a mile west.

oldmanshirt Aug 13, 2008 3:43 AM

Verano/TAMUSA sites aren't too far from here, and Floresville has been the unknown boomtown of the SA metro for most of this decade (Wilson county in general has been growing at a very healthy rate). Add to that the expansion of the Riverwalk and Stinson, and I predict big things for the Southeast side in the coming years.

14 screens is too small nowadays for theaters I think. Around 18 on up is ideal. Especially when big movies are out (like Dark Knight these past few weeks for example).

You couldn't get anymore random than that.

Oh come on, it wasn't that random. I was looking at the site plans and just thought of it.

It was random as there was no prior discussion to the movie theater or screen count.

sirkingwilliam Aug 13, 2008 5:42 PM

I'm not trying to make an issue out of it. Just commenting on how random and out of nowhere the post was.

miaht82 Aug 22, 2008 10:27 PM

I believe I saw a sign outside at the closest corner to Military, next to southern entrance of Sonic. Not too much else going on at the land there, no clearing or anything, but the signage near the road made me question what was really going on. Who is the developer at this location?

Edit: Just found this link and answered my own question.
Says in the article construction is slated for August 2008.... I'll keep an eye out to see dirt turn.

sirkingwilliam Aug 23, 2008 1:14 AM

Whatever construction is to happen can't begin until the building lease for the trucking company ends. That's the site of the Lowe's and that building will be torn down but can't until the lease ends.

It probably ends soon.

Trae Aug 23, 2008 10:35 PM

How far is Brooks from this?

Would it have been random if I was saying something on store size? What's the difference?

Across the street.

Trae, get over it.

I did. My comment disappeared so I put it back.

miaht82 Aug 24, 2008 3:24 PM

I read somewhere it ended on the 15 of this month.
I guess I'll just wat to see if any activity is going on, I pass by there almost daily.

I agree. It's pretty ugly.

miaht82 Sep 2, 2008 7:58 PM

Construction has begun on the new interchange; they're ripping out the median on Military under 37 and prepping the "new" temporary exits.

Complex01 Sep 3, 2008 1:43 AM

:previous:

I saw i drove by recently to visit my parents. Its about time, it will make traffic flow much better, esp with all the stuff going in...

sirkingwilliam Sep 5, 2008 5:45 PM

There seems to be a newly constructed 9-space pylon sign up at the front of the site.

Also, the trucking company is completely deserted, as their lease ran out, so it seems construction will begin very soon.

miaht82 Sep 5, 2008 6:48 PM

Yeah Allied advertising had a permit on August 25th even though I saw it go up when I posted it earlier in this thread. They should get started soon, the Lowe's on Zarzamora and 35 has been complete for a while; I know they were by the same developer. And even though this press release was in May 2007, it had an open date of Fall 2009.
With Lowe's in that location, I wonder what the anchors of CB west and CB south are going to be? Perhaps another Wal-mart and then we will have the 2 closest Wal-marts since the one on Roosevelt isn't close enough.
BTW, those are currently the two closest Wal-Marts in the country.

miaht82 Sep 12, 2008 2:35 PM

Street lights came up on the new New Braunfels extension. By the end of this year, we'll see plans for the Medical Office Building to be built near the site of the SE Baptist Hospital.
A large sign has been placed along 37 on the northeast corner of the future "Lowes" site. looks kind of funny with Sonic at the very top.

sirkingwilliam Sep 12, 2008 3:56 PM

I forgot to say that the pylon sign I was talking about before was for a separate development than the one this thread is about. Looks like the first thing to open for this other center is the Sonics with 9 other stores set to open.

miaht82 Nov 28, 2008 7:34 AM

The old trucking warehouse is partially demo'd; either that or someone ripped off parts for scrap metal.

Trae Nov 28, 2008 4:35 PM

Is Circuit City still opening here?

SE Loop 410 and Roosevelt Development

Don't know if CC is still in the grand scheme of things but I can say the the old warehouse has been completely leveled and as the new diamond interchange continues ( the temp. exits are in use now and the roundabouts are only partially used) the area still has alot of activity (construction-wise.) The site of the SE hospital is being prepped and I should have renderings or at least site plans for the Hospital at BCB by the end of this month.

Also, probably not worth starting another thread but it appears as if once this area is finally getting off the ground another seems to be also nearing groundbreaking.
With BCB, expansoin of Stinson Airport, Espada, Verano, TAMUSA, expansion of Palo Alto, and so on and so on; word of more development is set to break out, especially with projected help of TAMUSA.

Despite credit crunch, retail project expected to break ground
San Antonio Business Journal - by Tricia Lynn Silva

Walker Enterprises LLLP, a Boulder, Colo.-based developer, expects to move forward with a planned retail center on the South Side.

The project will span 39,000 square feet on 10 acres of land and cost some $7 million to develop.

Jack Walker, principal in the firm, is in the process of lining up construction financing for the project. Despite the tough economic climate for such financing, the planned retail center does have some wind at its back due to the benefits of location, local industry observers say.

All told, Walker owns roughly 120 acres of land at the northwest corner of Southeast Loop 410 and Roosevelt Avenue — near the Toyota Tundra assembly plant and the future home of the new Texas A&M campus that is planned for San Antonio.

cont:

The article says construction will begin in Feb. 09. I'll keep an eye out for it. I don't like that it is the typical 410 development but I do like that it is some development.
Here is the listing on loopnet.
Here is the flyer.
Here is the SS map.

Good stuff Miaht.

I read about that development last week then totally forgot about it.

I agree, shame it's the same ol' suburban design.

I'm guessing the "theater" site plan is the most recent or is it the "Lowe's" site plan?

miaht82 Jan 2, 2009 6:48 PM

I would assume it is the "Movie theater" plan.
The number of the pad sites, sq. footage and the fact that there is a Valero now where the corner pad of Phase 1 is leads me to make that assumption.

miaht82 Apr 20, 2009 4:54 PM

The Lowes had an open date of Fall 2009 but looks like it could open in the next couple of months. Its looks pretty close to being finished.

Also about the other project on 410/Roosevelt; the land was cleared last week for what should be phase 1.
