AUSTIN | GreenWater | 4 Towers | 39 FLOORS | 38 FLOORS | 35 FLOORS | 28 FLOORS

Bid proposals have been released today for the redevelopment of the Tom Green Water Treatment Plant and Austin Energy Electrical Substation in downtown Austin. Five companies are bidding for the project that will add hundreds of thousands of square feet of mixed use space including up to 1,000 condominiums and apartments and even a brand new downtown full purpose grocery store.

The City of Austin is expected to select a proposal in June. Construction would start in about three years since the aging water treatment facility would have to be replaced.

Looks like 360 is going to get some company.

Updated aerial renderings showing two of the projects in the skyline.

I've also added some more information above each rendering in my first post above that was released today in the print edition of the article. Three of the proposals have a 55, 54 and 41 story tower proposed. The other two are proposing 36 floor towers for their tallest.

Also, in this rendering you'll notice they also included a silhouette rendering of two other buildings to the right. The tower on the left is the 30-story ~450 foot Museum Tower. That will be a 500,000 square foot office tower. To its right is the W Austin Hotel & Residences which is under construction now and will be 478 feet tall with 37 floors.

Think of how great that will look from the new park.

Ok, so here is the first round of photos of the models I took at city hall. They actually weren't models, just posters. I've mixed in a few of the actual renderings (screen shots) from the PDF file presentation.

I think this is residential, judging by the narrow floor plate and balconies.

257 foot, 23-story residential tower.
http://img60.imageshack.us/img60/384...854editgw9.jpg

I think this one is actually the office. Note the wider floor plate and lack of balconies.

Museum Tower (Intel Site) included in the rendering. The tower behind and to the right is the 40-story Block 51 tower.
http://img172.imageshack.us/img172/4...859editku9.jpg

Museum Tower is on the AMOA site, between AMLI II and Republic Square. Intel was on the west side of Republic Square.

Jdawgboy May 26, 2008 10:09 PM

It looks to me like Shoal Creek is also going to get a Make-over judging by that one rendering that shows the creek with 360 in the background. Just think Shoal Creek could be the more natural version of a riverwalk through downtown and Waller Creek would be the urban built up version.

KevinFromTexas May 26, 2008 10:26 PM

H20,

Yeah, I meant to say the Museum Tower is the AMOA block. The Intel site is where the new federal courthouse is going.

As for those two buildings I mentioned, you were right, at least about the residential building. I went back and looked at the diagram that Stratus had included in their presentation. The 292 foot building is a residential building. The 257 foot building is a hotel though. The 223 foot building must be the office building. That building isn't shown in the skyline rendering. It's immediately north of the 425 foot building. One of the renderings above shows it with 360 Condominiums.

Here is the diagram.

Oh wow, it's Austin's version of the Hudson Yards. This city really is experiencing a historic boom.

Raining Inside May 27, 2008 2:23 PM

I have hard time understanding this this boom. Despite of the current U.S. economic/financial situation, these amazing major project announcements just keep coming. And the biggest proposals announced over the past three years continue to break ground and are often even bigger than the original plans.

The city staff is recommending the Trammel Crow Proposal to the city council...

At least one of the buildings is said to be 725 feet. That would be 42 feet taller than The Austonian. Another proposed project though would be 95 to 105 feet taller than this building. Either way, Austin is jumping into the big leagues finally.

Texas hasn't been hit as hard as rest of the country by the subprime mortgage crisis. It really comes down to basic economics. Austin still has the demand for these kind of projects but no existing supply. This demand for urban projects has increased in recent years the supply and construction will continue until that demand is supplied.
