But yeah...definitely resi. And I do enjoy looking at the render with the Big Three well-integrated in there. Very professional.

Reminds me a bit structurally of IM Pei's Grand Central concept. Except even more expensive to build haha.

I love the design overall—the facade has such a nice texture to it—but I agree with NYguy. It would realistically only work as a residential tower. I just don’t see office tenants ever wanting to go back to multiple small floorplates when they can just lease one big one.

This is actually a massive development site, owned by Extell. Used to be a joint venture with Related, but Extell now fully controls the site.

Supposedly they're planning a Broadway theater at the base topped by a very tall condo-hotel tower. In the last few weeks, they've filed additional permits to demolish the remaining buildings on the site. Hopefully there are more details soon.

This tower is currently on-hold. It's owned by Extell, and will supposedly be a residential/hotel tower, with at least one Broadway theater at the base.

It's a huge site, they have massive air rights, and they're taking advantage of Broadway theater development bonuses, so the tower will be huge, but I don't think we have any specs or released renderings yet.

The 265 W 45th project is now part of that category of projects that have disappeared from radar and of which traces have been taken for a long time, such as:

- One Park Lane :shrug:

- 80 South Street :shrug:

- 360 Tenth Avenue :shrug:

- 31 West 57th Street :shrug:

- 151 East 60th Street :shrug:

These stalled supertalls will probably commence in the next economic cycle.
