Trammel Crow begins work on $100M LoDo project

The Trammell Crow Co. of Denver has broken ground on the $100 million first phase of its 1900 Sixteenth Street office building in downtown Denver's Central Platte Valley, according to the developer.

The project's initial phase will include an 18-story, 335,000-square-foot building at 16th and Delgany streets. It will include some 10,000 square feel of first-floor retail space, as well as about 1,200 parking spaces on three underground levels and three levels above ground.

The structure is scheduled to be completed in late 2008.

The project's owner is Multi-Employer Property Trust, a Washington, D.C.-based pooled real estate equity fund with $6.8 billion in assets.

Bill Mosher, principal at Trammell Crow in Denver, has said the 1900 Sixteenth Street building is distinctive because it will be a 250-foot tower, and there aren't many of those in Lower Downtown Denver. It's also well located, being across from the Denver Union Station transportation hub.

Also planned for the project are a 10-story office building that would be phase two, and a third phase including eight levels of condominiums atop the parking garage, according to DenverInfill.com.

David Tryba of Tryba Architects designed the Class AA building, which will be LEED certified by the U.S. Green Building Council.

Asking office rents at the new building are $26 to $28 per square foot per year, according to OfficeSpace.com.

Meh...don't think this guy will yield too many responses from the global forumers; look at Four Seasons! 45 stories, dead as a doornail. You need a 50+ tower to get much interest.

Well, I think this structure provides great density for that particular area.

^ And it's really going to help connect the Riverfront skyline with the downtown skyline.

Well it's true...this building is tall for the AREA it's in...Lower Downtown Denver (LoDo) has mostly old brick and stone buildings from the 19th/early 20th century that are 5-10 stories...this 18 story guy will be the tallest in the area (little over 200 feet) aside from the 22 story 250-foot 'Glass House.'

But I love the sleek, contemporary stuff right next to the brick neighbors of long ago!

This is such a great location, right on the end of the 16th Street Mall, right next to Union Station!

Hey, we need a thread on here for 1800 Larimer Street which is now under-construction as well!

Maybe I'll do it...MAYBE. What we really need on this thread is updated construction pics to garner more interest (possibly). :shrug:

I wondered that too. Are they having finance problems, as the Spire did last year?

I rode my bike past there today. They're working on the 10th floor now. Maybe they stopped construction during the DNC. Anyway, we can all relax.

I was also by 1900 16th yesterday when I went to LoHi :D . They had some of Coloprecaster's stylish looking pre-fab concrete on the bottom floors. They have started the outside cladding and walls. It looks to be very similar to the pre-fab concrete on the Gates Building.

Another photo update from Okayyou. Work continues for the pre-cast exterior on the lower floors, while work seems to have slowed on the steel frame getting up to its total 268-foot height. They have however, begun to put in windows on the 2nd floor of the building! Check it out below. The real good pics will come once the north, all glass side gets put up. I love the high reflection!...:slob:
