MUMBAI | Jupiter Mills Tower | HEIGHT | 75 FLOORS

Indiabulls Sky (formerly known as Jupiter Mills Tower) -- Parel, Mumbai

Long awaited renderings for the promised residential tower at redevelopment of Jupiter Mills, Mumbai (Bombay) by developers Indiabulls Real Estate has finally been released by Chicago-based Adrian Smith + Gordon Gill Architects:

According to the architects:
Quote:

Jupiter Mills is a 75-story luxury residential tower in the heart of downtown Mumbai. To maximize views, the tower includes 50 stories of residential condominiums from floors 25-75. The building was designed to a LEED Platinum standard.
The tower will come literally right beside Indiabulls's Elphinstone Mills Tower (see link for pics and info.)

In one of India's biggest real estate deals, Indiabulls, India's financial services and real estate company, purchased the former Jupiter Mill and adjacent former Elphinstone Mill from India's National Textile Corporation in 2005, to redevelop them into high rise residential, commercial and retail properties.

The former textile mills are located in Mumbai's mill lands, a vast swath of 19th century industrial and textile factories strategically located in central Mumbai. These areas are to form the backbone of Mumbai's Central Business District and command some of the highest real estate prices in the world. This tower is the latest among a slew of skyscraper projects made public in this area of Mumbai.

While still in the final stages of design, the Jupiter Mills Tower is the latest project reflecting the new trend in Mumbai for organic-looking towers, based on ancient Indian Vaastu Shastra design.

The size of the tower is significant, likely pushing it to supertall heights. Comparing it to the much more conventionally proportioned 60-storey Elphinstone Mills Tower right next beside it, this 75-storey tower will likely be significantly taller, owing to its unconventional design and tall 'stalk'-like central core. If the rendering is anything to go by, this tower will likely be be at least 300 meters tall.

With construction of the Elphinstone Mills tower and other commercial midrises at both plots already underway
, we're likely to see the design finalized pretty soon, and if the turnaround time is anything like Indiabulls's other co-located projects, we can expect to see construction start within a years time.

When more news comes on this project, I'll be sure to keep you all updated :(

Cheers,
Jai

Some shades of 80 South Street as well.

Yeah, 80 S. Street was immediately what I thought of when I saw this rendering

cool

Odd, but fascinating. I can't wait to see more renderings/plans for this.

The site is fully prepared, but the construction you see in the pics are from a midrise IT/Software park also being built on the former mill lands. This building isn't seen in the rendering of the skyscrapers, as it is by another architect and not technically part of the two resi/office tower project.

Here's a small update on the status of the tower.

Skyscrapercity India section member Indiansunite called up both the developers and the architect and independently confirmed from both of them that the tower is indeed coming up at Jupiter Mills. He also got confirmed from Indiabulls that the tower is approved but not under construction right now.

I also called up Smith + Gill architects last week, spoke to one of the architects and despite my gushing, also managed to get confirmed from him that the tower is a very real proposal, but he directed me to the builders for more information. I will try to get a hold of them next work week.

The tower is now officially launched as "Indiabulls Sky"

Sweet. It's the Jupiter mills tower since the following article mentions 1 IB Centre:

Quote:

Indiabulls Properties Investment Trust says that the residential units of One Indiabulls Centre will be put up for sale on Aug 23 under the brand name of “Indiabulls Sky”.

One Indiabulls Centre situated at 841 and 882 Balasheth Murudkar Marg in Mumbai, India, comprises a residential component of over 1.4 acres in land area.

Indiabulls Sky is expected to be a 65-storey building with managed private residences. Each unit residence will come with a large private terrace and a plunge pool overlooking the Arabian Sea.

It is close to Four Seasons Hotel, Mahalaxmi Course and the prestigious Willingdon Club.
65 should be the number of habitable floors. The tower itself will have 70+ floors.

Some more renderings of the midrises that are the farthest along in construction. They consist of an IT park and a mall:

Some more pics from the construction site. Note that the construction is of the commercial tower and IT buildings. The residential tower itself isn't under construction.

That Mills Tower looks a lot like Trump Soho.

I like it. It looks like some sort of plant. :D

DetroitSky Sep 1, 2009 4:22 PM

I actually like it a lot...

Northwest Sep 2, 2009 1:16 PM

I like this too, but its going to be expensive per square foot. Any pre-sales marketing material out there?

The amount of liveable space here cant be much more than a standard 15 - 20 story condo tower. But the design is very cool, and those private sky gardens are going to be to die for!!

I would hope the core is clad in a nice material. Painted, cast-in-place concrete would really take away from clean look. That stalk would look so sweet clad in polished granite! ;)

Jai Sep 14, 2009 11:37 PM

Nothing that is on the net. It's being marketed to the rich, not much need for internet advertising.

Here's a magazine ad that gives a better idea of the location. Quite a few 60+ to supertall-height towers will come up in the area.
